Thanks for the updated pic. Are there any news regarding the neighboring post office and canal area as far as for rehabilitation, cleanup, or usage for redevelopment? That area seems to be an eyesore and I hope these neighboring places can be cleaned up. How about the fire station? Will the fire-engine sirens affect those living at Air Residences? Guess time will tell. And will the Makati Subway really have the station nearby? I apologize for these questions that may be obvious to all but I am unable to visit the area.

The Makati subway had a groundbreaking last Dec 2018. There's a station in Makati Post office/Fire Station just beside Air Residences. If it happens to have the first stop fulfilled at the Makati City hall which is ongoing this year, we're about 4 stops from it. In chronological order, once they start doing the Fire Station intra-stop, all the canals and eyesore structures, as far rehabilitation goes will put to proper places. That's just logical thought, in my opinion. So, here's to hoping all will be well.

The Rise of The Shang Properties, our neighbouring tower has more construction updates. I saw their mall entrance, lounge and hallways photos and so far, all are looking nice, at least for me! Some were disappointed though due to the differences of the designs noted from the initial design concepts to the output much more to the years of turnover delay. Can't say much to that since I am not a unit owner there. But at least they finally are opening up this year which means Air residences will probably get going sooner even just the mall.

Can't wait to see some photo updates too from any agent or investors alike since I myself is based overseas.

As unit owner, could i have mine to be rented as Office space with a price of residential?
Is the developer allowing it?
Just want to save myself beautifying it as a base overseas
Unit is 26.35sqm 24th floor

Technically, it is not allowed. You can only rent out your unit as a residential since Air has office spaces on the 8th and 9th floor, if I am not mistaken. You still can rent out your space even bare (without beautifying it) to live out as residential space. You don't need to make it as an office. Office activities being noticed by security and your neighbors on the 24th may put you and your unit in danger.

Based sa experience ko last month, may mga nag offer saken ng 14K and 16K /month sa Jazz. Though eventually we settled sa Eton Tower Makati, which we got for P20K / month.

Kindly note na 1 year contract kame. Baka much higher niyo mapa rent if 6-months.

Too bad, I was hoping that these units could be rented around 35K after opining, lol. So realistically, we should expect rent as much as Jazz Residences, even though Air has less occupancy, newer and supposedly held to a higher standard? Hope the subway lines will make this area a hotspot for the sake of the investors.

As for me, am very delighted to have 28k net income for rental.
It's like owning 10door aprrmnts. in our area.
Am also looking forward for the subway comstruction that would make this property really competitive.
