There is no way that that is a Bruce Henderson Design. There is only one way a BHA design looks like that and that is when a new developer gets another architect to redesign the permit drawings BHA got 4 years ago!

It looks very similar to the Hassell one that Fairfax did before it sold the site.

The site comprises nearly a whole city block of 15,200 square metres opposite the newly-redeveloped Spencer Street railway station, and is ear-marked for a mixed-use redevelopment.

The Age has leased back all of the buildings on the property for three years to show the joint venturers a return of 6.5% per annum while planning the redevelopment. “The Age” had previously proposed a major new office building and up to 1,000 apartments on the site, before deciding to relocate to the Docklands precinct.

Axiom has a 50% ownership of The Age site at 250 Spencer St, Melbourne, currently subject to a 3 year lease back to Fairfax Media. The 15,200 sq.m. site encompasses nearly a whole city block, and current planning advice indicates the site permits approximately 250,000 sq.m. of lettable space.

The project partners have just completed an exhaustive design competition with two of Australia’s leading commercial architectural firms, and Axiom, along with it’s partner, ISPT continue to work with prospective tenants and other groups in masterplanning the site whilst Fairfax Media are approximately 11 months into their 3 year leaseback.

Is there a chance it could be taller than that? because 250,000sqm is a hell of a lot of space.

I'm guessing the tower has about 80-100,000sqm of space, that grey small tower on the side about 30,000 and the rest about 120,000.

Damn! I didn't realise that carpark space was counted as floorspace.

I guess the same goes for SAMA's 250,000sqm, although in the article it says "250,000sqm of office, apartment and retail space."

The first stage of this project will be the development of two apartment buildings at 612-620 Lonsdale Street:



No details as of yet but tehy won't be hge towers as this is only a small part of the site and seperated from the main part of the site by a laneway.
