Any idea what kinda office space the state has in downtown? Assuming the state is sitting on a lot of class B and C space (and this space could/would be converted) I think could be a net win for downtown and the state.

In the article is says the state accounts for 1.5 million of the 6.6 million total leasable square feet downtown (!).

I knew the state had a lot of office space downtown but I had no idea they accounted for over 22% of all leasable space !

The only reason that St Paul doesn't have an astronomical vacancy rate of commercial properties is because of the expansion of the state government and the conversion of commercial space to residential or hotel space.

So once they leave downtown, more hotels and apartments will come. They arenít even trying to get condos built. I mean this is cool and Iím excited to see the sears building flattened but downtown is struggling badly and this will hurt once the government leaves all the leased space.

I would think that might put the development on the river front in jeopardy. Hopefully I am wrong!

I'm not so sure I'd agree with that. I think they're confident that this project is unique enough that it will draw people and business to it.
Unless the Sears site is going to be a 50 story building there will still be a lot of government offices downtown and it shouldn't affect the vacancy rates that much.

That's not a bad point RedDutch, but I agree with Nordeast Homer with the uniqueness of this project. On top of that, there will be businesses on the St. Paul side that will want new Class A office space AND views of the river.


If the Los Angeles developers, AECOM, can actually get this project to happen, it will be a smashing success for St. Paul

Ramsey County commissioners received their first update this week on a developerís grand plan to develop downtown St. Paulís riverfront, with notable exception: how much it will cost.

The Riverfront Properties project was pitched in November by Los-Angeles-based AECOM as an open-air shelf stretching from the upper levels of downtown nearly to the Mississippi Riverís edge.

Four towers ó one of them potentially as tall as St. Paulís highest building, Wells Fargo Place, at about 40 stories ó would anchor the 12-acre site with a mix of apartments, retail, offices and a boutique hotel. Surrounding it could be such open-air features as a bandshell and tiered, shaded areas to sit and watch the river.

Breakfast bar going into St. Paulís oldest fire station

The oldest remaining fire station in St. Paul is getting a breakfast-served-all day spot called Hope Breakfast Bar...Ingram hopes to open in early September.
