The Heart of Europe

In 2007 Kleindienst Properties acquired six of the total 300 islands as part of the highly prestigious Nakheel Project "The World". They went on to create "The Heart of Europe" a holiday and leisure paradise along the coast of Dubai. A unique complex, made up of luxury hotels, designer villas, holiday apartments and shops.

The islands, which until now were made up of bright white hills of sand, represent the "Heart of Europe" with countries like Switzerland, Austria, Sweden, Germany, Holland and Belgium. Three further islands represent the destinations of Monte Carlo, Geneva and Luxembourg. A part of the Holland Island has been planned as a leisure area with its own beach und will be called Amsterdam. A luxury shopping arcade as well as two 5 star hotels will entice you to St. Petersburg.

Main attractions of Austria Island: The Sissi-Hotel, dedicated to Austria’s former empress, decorated in a style true to Sissi-Design. Sports fans and animal lovers also get their money's worth: The dolphin pool is due to become an integral part of the “Heart of Europe“.

In cooperation with the Kleindienst Group, the Fraunhofer Institute is currently developing, an optimal energy and water budget, environmentally friendly transportation, energy efficient cooling systems and an intelligent irrigation system. A large proportion of the islands plots have been designated for use as green areas, such as parks and gardens.

I must say these villas are absolutely gorgeous....the interiors are beautifully crafted and I just luv all that open space. This certainly looks like an awesome development alright, just hope these turn out as good as they look here.

This is what i mentioned earlier in the 'the world' topic. With designs like this all over the world the map will be unrecognizable from the air. It's a shame Nakheel agrees to plans like this. (ofcourse all because of money)

i think the people that are going to buy here are more concerned about how their villas look from the ground than in the air....i mean who really lives there life day to day from an aerial view?...i think the world is gonna be a very wonderful project once all complete!

Nice to hear that one island will be called Belgium. Up to now, Belgium was not included in the Nakheel World Map...

More than 500,000 meters of construction consisting of 6 hotels, one of them 7 stars, an aquarium, schools, day-care centres, light houses, congress centre, night life leisure (bars, discos) and residential area, everything with an exclusive design characteristic of the different “European countries” (Swiss, German, Sweedish, Russian and Dutch).

The Detailed design is being developed, awaiting for corresponding permissions in order to commercialize. It is hoped to begin the building work after the summer.

this is the type of resort style villas that they should build.

and build a few of them rather than 1000000 X 10^12312434536546 villas that look like crap.

Kleindienst Group launches development plans on The World islands

Kleindienst Group has become one of the first developers to announce construction plans on The World islands project in Dubai. The real estate company today launched its Heart of Europe development - a six-island, 12-site luxury holiday destination, which begins construction on the island of Germany in Q1 2010.

The first phase comprises 20 villas, designed by leading Spanish architectural practice A-cero, and is reserved exclusively for private holiday homes. The plots, inclusive of sea frontage, range from 6,000 to 40,000 square feet on which investors select their pre-designed shell and core scheme for a 3, 4 or 5-bedroom villa. Interior fitouts are then customised to individual tastes with investors able to choose from a wide range of finishing options.

The villas are primarily targeted towards end-user holiday home investors, a market which Kleindienst Group sees as a key driver of tourism and real estate growth in Dubai over the short to medium term.

While property prices in the emirate fell up to 50% is some instances during the year, Kleindienst Group remains confident in the investment potential of The World given it is one of the only sites dedicated entirely to holiday home ownership.


"We have interests in industrial, commercial, hospitality and residential real estate, but The World is where we now see the strongest market potential. Tourist arrivals to Dubai have increased despite the economic slowdown in 2009 and worldwide the market for property ownership abroad has shown resilience, particularly for luxury holiday home destinations,"

explains Chief Executive Josef Kleindienst.

Kleindienst says Dubai presents many advantages over its rival Miami as a luxury winter sun destination for European holiday home investors.

"It is a safe and sophisticated city which is half the travel time so visitors avoid jet lag. They can also enjoy tax-free income generation from holiday leasing," he added.

According to analyst reports, Germans alone will purchase 60,000 new vacation homes around the world in 2010.

"We anticipate The Heart of Europe will attract interest from both offshore Europeans and residents of Dubai. Investor enquiry levels are looking positive - we have already sold three villas ahead of our official launch to market," said Kleindienst.

Commenting on the launch of The Heart of Europe Marwan Al Qamzi, Group Managing Director from master developer Nakheel said, "The World is one of our most ambitious projects and part of the long-term vision of Dubai. The development is bolstered by the select group of developers on The World who have the skill to create developments consistent with the vision of the project and have the expertise and capital to deliver economically viable projects in a mature real estate market."

The entire Heart of Europe project is spread over the islands of Germany, Austria, Switzerland, Netherlands, St Petersburg and Sweden, on which will be another six European destinations - Belgium, Geneva, Luxembourg, Monte Carlo, Poland and Sochi.

The first-class holiday destination is a celebration of the continent's artistic and cultural treasures with each country capturing a different facet of Europe's unique character - music in Holland, innovation in Germany, style in Austria, wonder in Russia, tranquillity in Sweden and romance in Switzerland.

When complete The Heart of Europe will be home to 75 private holiday homes, six apartment buildings, six hotels, six lighthouses and six floating palaces as well as a diverse range of retail, entertainment and F&B outlets.

Kleindienst Group has partnered with some of Europe's foremost architects and technology providers, including the esteemed Fraunhofer Institute, to give The Heart of Europe its signature style of sleek and modern design infused with characteristics of the host countries.

DUBAI—A German investor is shrugging off Dubai's real-estate slump and seeking funding to complete a 3.1 billion U.A.E dirham ($844.4 million) project to build luxury housing on six reclaimed islands in the Persian Gulf.

The "Heart of Europe" islands would be part of what is known as the World project, a follow-up to Dubai property developer Nakheel's nearby palm island, another reclamation and real-estate project that was completed in 2007, becoming the world's largest man-made island. If completed, the World would involve the reclamation of an archipelago of 300 islands, a mini-replica of the Earth's major land masses.

Dubai-based Kleindienst Group said Monday it plans to move ahead with the Heart of Europe, but needs to raise 70% of the cost of development.

"From 2012 onwards, funding is needed to complete this project," Josef Kleindienst, the company's chief executive, said at the official launch of the project, which took place on the island named Germany.

Mr. Kleindienst said he was forging ahead, even as Nakheel's parent company, Dubai World, failed on Monday to reach an agreement with its creditors to restructure about $22 billion of debt.

About 90 international and local lenders met with Dubai World officials and its restructuring team, led by Deloitte's Aidan Birkett, after the company's announcement on Nov. 25 that it needs to freeze its debts for six months sent global markets tumbling.

Nakheel, which posted a first-half loss of 13.43 billion dirhams, is repaying a $3.52 billion Islamic bond that was due on Dec. 14, averting a default, after neighboring Abu Dhabi stepped in with a $10 billion bailout earlier this month.

Mr. Kleindienst, who invested most of the money the company made in the Dubai real-estate industry in the World project, shrugged off Nakheel and Dubai World's financial troubles, saying he remained confident in Dubai's real-estate market, which has dropped about 50% in value this year.

"The repayment of the sukuk speaks a very clear language for us," Mr. Kleindienst said. "Nakheel is Dubai and we are very confident in Dubai."

Dubai World, one of the city's flagship government-linked companies, amassed almost $60 billion in liabilities as it helped turn the city-state into a tourism and financial hub, boasting man-made islands and luxurious hotels.

Dubai's ruler, Sheik Mohammed Bin Rashid Al Maktoum, started the World project in 2003 as part of several initiatives that have since struggled to take off.

Mr. Kleindienst said three customers have bought plots from the island of Germany for 300 dirhams per square-foot, after the company finished paying for the island and secured ownership.

"The island is fully paid for and that means 100% ownership and a title deed is issued to us," Mr. Kleindienst said. "The land department will issue a title deed to customers who will purchase a villa here. This is the highest security you can offer your customer."

The company expects to fully pay for two more islands in 2010 and complete the projects by 2015.

Mr. Kleindienst said the drop in the real-estate prices hasn't affected the project very much because the company bought the islands at the beginning of 2006, when prices were still much lower. "We bought the island on the original Nakheel price, which means we still have a good price. In Dubai, it is healthy the prices came down."

Nakheel has sold about 70% of the islands at prices ranging from $20 million to $50 million, according to the company.

"The Heart of Europe" makes up only a part of the 300 man-made islands that form the World archipelago, built on reclaimed land four kilometers off Dubai's coastline. The project will add 232 kilometers of beachfront to the emirate's coast.

Those articles are a load of crap.

Proper research will tell you that they built those islands in that shape originally (including the outer ring which looks like it's all over the place).
