I'm still struggling to figure out how it'll work in the site. Two sides of the buildings will have no windows.

With regards to parking, they don't have to offer any on site, they can get permit passes for residents at discount rate at brindley place and use that, 5ways leisure and NIA car parks towards hotel guests...

It looks a tight site to fit two towers as it is, without them constricting it even further.

Wasn't there an article saying premier inn had signed a deal?

Not long after we saw the redrawn plans....

Plus we know premier inn wanted to expand their current broad st site, which hasn't happened despite the group investing heavily everywhere over the UK?

Not sure on premier inns holdings of their current site but a possible development plot for sale there and a new hotel for them here...?

Also for anyone thinking this site is too small for two towers, it's comparable to HCT site and the adjacent car park, look at the plot size for the tower element of Orion and you'll see two towers would easily fit on the plot...

Locate the lifts and staircases on these elevations perhaps.

Indeed. I posted an image on the previous thread to show this. Orion's tower (top right) could fit on this site twice with ease.

They are going to be some small apartments indeed. 5-6 apartments per floor.

Aye, if the tower on the left is only four van's lengths (say 20m) on each side, each floor will only be 400 sq m. That's only 80 sq m per flat.

We could say, ground floor and two floors for plant, must have the top two floors as a penthouse.

True, but you need to deduct hallways, stairwells, lift shafts, plant rooms, piping and store cupboards etc from that.

Two separate buildings with a public landscaped walkway in between

Hotel block 60.5 metres
Apartment block 69.5 metres

Commercial/retail (high end bars or restaurants or other) at ground floor level in both units.

Hotel would have an entrance on the corner of Broad Street and Oozels street as well as a "drop off" entrance also on Sheepcote Street. They never mentioned the hotel operator but the hotel would have a gym, so I'm guessing its not a low budget operator.

Landscaping with raised grassed areas/trees/greenwall surrounding both buildings.

I believe they said inonised aluminium external finishes (looks ten times better than Dandara's effort at Arena Central).

Goes into planning next week, assuming no problems planning permission by March, clearing site May/June, building start August/September 2015, 24 month build. So you never know may get a start next year!

Funding in place and hotel operator in place.

Architects stated they were trying to expand the Brindleyplace quality and feel across the road.

I was personally very impressed with the quality of the proposal.
