If anyone is interested, the DRB Rec packet for Onni's office block is up. It's a heck of a thing, this project. I can't say I'm overwhelmed with the design quality of their residential mega-project next door (at least so far) but this looks like a much more thoughtful and interesting design.

What pleases me is that developers still feel that there is demand for this much office space still. This is a large project.

It’s too bad that the two Onni projects couldn’t swap places. I think the office complex won’t get the visibility. I really like it!

The demand is definitely there. Got a research note from a commercial broker recently and they're expecting another 6-8m SF of absorption in Seattle/Bellevue/Kirkland over the next 3-4 years. We've been super, super spoiled over the last few years so 2m SF/year is pretty pedestrian compared to what we've seen but it's still a huge number and bodes extremely well for the area over the next 5 years.

Anyone want to start taking bets on who the ground floor grocery operator will be? Whole Foods a couple blocks away, Amazon Go a couple blocks away, PCC in Rainier Square, QFC on Mercer and 5th, too big for Trader Joes, too cool for Safeway, too corporate for New Seasons--is Uwajimaya out of the question? Seems like a pretty awesome place for them to expand....

Someone do the tally of residents within a block - even more than the Whole Foods down the street I think. I think any grocery store would be sitting pretty. Safeway would be foolish not to try!!

Yeah there seems to be a weird belief among some that Seattle's growth is over. Highly dubious remark.

We'll continue to see top 5 growth in the country for at least the next few years. Most of the highrises in development have a really good shot at penciling out and being built still.

We'll likely continue adding 10,000+ people a year in city limits for at least the next few years.

That office projection depends on some "ifs" but we do seem to have some room to keep going.

A standard store like Safeway or QFC would do very well. They'd dominate SLU, and it seems like a big need. They'd also get a big lunch business. It would certainly add value to the first block.

I wonder if 1200 Stewart will also do a grocery...they're going surprisingly big on retail. But even then, a couple stores might both do well.

Upgrade

After careful inspection of the plans, I've concluded that these two towers both exceed 200 ft, and therefore qualify as "skyscrapers." So I've added them to the SSDN "Proposed" list.

Onni North 9/25/19

I noticed new Onni signs on (and a few people wandering around) the north site yesterday. The "site office" sign may just be referring to the South Block, but things have definitely changed recently.

Anyone know if anything new is happening, permit-wise?

They're still in MUP. They're scheduling the next meeting and they've put in their pre-application for construction permits.

It's coming along, albeit slowly, as Seattle dictates.

Hopefully it moves forward. I have a feeling that suddenly Onni will wind up with $3 billion in active construction projects for the Seattle area.

Before the Onni twins are complete...

2000 3rd Ave will start
2301 7th Ave started
This project will start
3 tower Bellevue project will start (hail mary pass)
