Dnes mi to prislo do emailu. Cakal som viac, sledujem to este od ciar Bergamonu, v podstate ma to nezaujalo nicim. Ale zas vzhladom na lokalitu (odmysliac si infrastrukturu) su tie ceny aspon fer.

V porovnaní so stavom trhu celkom dobrá ponuka (ak záujemcovi vyhovuje lokalita). Aj keď, "dopravné uzly za rohom" - nie celkom, ale snáď sa to časom zlepší.

aj tak to stale vychadza stale skoro 30% narast oproti cenam v druhej/ tretej faze v ponuke cca 3 roky dozadu.

Som zvedavy na novu zastavku MHD pri Nuppu, ktora by mala byt podla YIT hotova na jar.

Nejake blizsie info z DPB nahodou niekto nema (linka, trasa atd.)?

Z druheho poschodia moc daleko nedohliadnes.

Inak bol som v Nuppu na obhliadke bytu kvoli tomu aby som si otestoval ako je pocut hluk z obchvatu a nebolo to nic prijemne teda. Cakal som ze to bude pocut ovela menej. A to ma zobrala do stresneho bytu v prvej etape takze tie nove etapy blizsie k obchvatu budu na tom este horsie.

po piate poschodie je ta protihlukova stena dost efektivna, hluk z dilanice neevidujes ani pri otvorenom okne. co je odost neprijemen je skor hluk z ulice mlynske nivy, najme nakladne auta co tadial idu. ten asfalt je dost nevyhovujuci

Obchvat s protihlukovou stenou prakticky nepocujes, co pocujes su vyjazdy na Pristavny most kde protihlukovka nie je, toto by casom mali doriesit dalsie etapy ktore vytvoria protihlukovu barieru od tejto krizovatky. Hluk od Mlynskych Niv je najme kvoli "tatrovkam" Doprastavu ale aj z vyraznej casti aj osobakmi. Vyhlady pri cene 200k za novostavbu 86m2 + 10m2 terasa s dobrou dispoziciou neriesis, lebo za taku cenu idu v ruzinove panelaky, ale kedze panelak je tu brany ako etalon kvality byvania s komunitou bez problemov tak rozumiem ze je to tazke pochopit a hladame kde si pokydat.

Ako som povedal, ja som bol na obhliadke stresneho bytu natoceneho na obchvat takze je mozne ze spodnych 5 poschodi to cez stenu nepoocuje, ale tie zvysne 3 ci kolko to ma poschodi uz ano. A konkretne pri tom byte co som ja videl s cenou cez 300k by som uz riesil aj take veci ako je hluk a vyhlad.

Bol som v nich. Ten hluk a vyhlad je posledny problem tych bytov, ono by to boli velmi krasne 3i ale ako 4i tomu chyba ista priestrannost interieru, najma teda v obyvackach a kuchyniach, proste 78m2/86m2 je na 4i malo, navyse tym ze tam nie su podlahove konvertory ale obycajne radiatory pod oknami je to o to citelnejsie. Terasy inak super, pohlady tiez, predpripravy ci zaluzie v cene tiez parada. Dalsim kamenom urazu je ze k tym bytom nepodrzali po 2 garazove statia.

Sklad plynov, ktoré sú pred 3. etapou kúpil YIT a bude sa tam stavať ďalší bytový dom, aby tam toho nebolo málo.

nejako som dufal, ze sa im to podari odkupit. uvidime kedy sa zobudi doprastav s metrostavom a urobia tam development, ale tak vyboh/brhel maju teraz ine problemi.

kazdopadne by bolo dobre, ak by sa im podarilo tie posledne dva skratene domy upravit na tu velkost a tvar ako ostatne od mlynych niv.

teraz ma ale o to viac stve, ze tam nie je nejaka poriadna cyklotrasa .. aj ked sanca tam je a dokonca priam luxusna, kedze tymto padom moze viest cyklotrasa poza NUPPU a napojit sa poza areal doprastavu/metrostavu na tu prelozenu cyklotrasu, kedze su tam mestske pozemky. len bohvie, ci takto niekto rozmysla ..

V grill zóne pribudlo letné tienenie. Tienenie nie je vodeodolné. Plachty budu na zimu demontované.
