That's seriously expensive, especially considering there's nothing there yet.
Very nice houses though.

I wonder if they're going to build affordable housing at the waterfront?

The price is good news for people who have bought villas in Palm Jebal Ali.

Secondary market prices will shoot up.

The biggest villas will have private berthing for Yachts. That is just so cool 7 M is steep, but it is relative. There are apartments going for Dhs 2,500 per sq foot and more at the Waterfront, so don't think this is overpriced in relative terms.

2 questions:

1) is it 7 million AED for villas or townhouses?
2) how much do you think it will cost for the villas with the private berths for you boat.

second half of 09 for "initial" villas seems believable...they've already started infrastructure works on veneto...you can see this by looking in the image gallery on waterfront.ae...you'll see that they've started on one of the roads and on one of the piazzas...but still no one answered my 2 questions

That's good news. By the way the prices have gone crazy recently. A double digit, low number villa was at a premium of 80 % in December - now being listed at 151%. Consider that price inflated by 10%, it still brings starting prices in the region of 7 M. On the Palm Jumeirah these prices were not acheived until 6 months before the first handovers. It may seem far fetched but Palm Jebel Ali might just confound everyone by overtaking Palm Jumeirah in prices.

But shouldn't the prices not be THAT steep by the time PJA is ready? Supply should ideally increase significantly than their current levels by that time...
