Not sure how many people are using this thread but it looks like construction is well under way. Has anyone an update for phase 1 and phase 2?

Those are looking great. Very urban in design, rowhouse style buildings make for better city environments than spread out villas (which also often come with large green lawns, an unsustainable element in a desert climate that requires gallons upon gallons of fresh water); besides, dense construction discourages car traffic and encourages walking. I just hope they mixed amenities within the residential complexes - corner stores, supermarkets, schools that can be accessed on foot, etc.

pity to those stupid people who bought international city like apartments which should worth 300 psf for over 1000 psf

A new development is being launched in Phase 2 of Badrah, it will be 3 and 4 bed townhouses. The 3 beds will be sold at approximately AED 1m and they will be completed within 9-12 months from launch which will be very shortly. They are being built by the same constructor and using the same method as the Ottoman Palace villas.

Does this mean that Badrah phase 2 apartments are still going ahead? The cost of a 3 bed apartment is almost the same as the cost of the studio flat in June 2008.

Not, as Iain said before , this is not Nakheel project , another developer.

Sorry, still can't put anything in writing, legal constraints, hopefully will be able to give full details very soon. The aim is to provide affordable housing for families, definitely not saying its a charity but going for a gap in the market that hasn't really been provided for yet.

Nakheel Awards Dhs35m Contract For Badrah Pavilion Community Centre

Badrah Pavilion is Nakheel’s sixth neighbourhood retail centre and will serve 800 homes at the developer’s Badrah and Veneto communities.



Property firm Nakheel has awarded a Dhs35 million contract to build a community mall in its new Badrah development in Dubai.

Dubai-based Convrgnt Value Engineering was awarded the contract to build the new facility, the developer said.

Badrah Pavilion, which is Nakheel’s sixth neighbourhood retail centre, will be built over an area of 72,000 square feet. It will feature 25 outlets including a supermarket, shops, services, cafes and restaurants along with a gymnasium.

The facility will serve nearly 800 homes at Nakheel’s Badrah and Veneto communities, the company said.

Badrah contains almost 600 townhouses and apartments spread across eight low-rise buildings.

Nakheel has been ramping up its retail portfolio as it looks to complement its major residential developments across Dubai with community centres.

Earlier this year, Nakheel opened its first Pavilion at Jumeirah Park, closely followed by a retail unit at Discovery Gardens. The developer is also building community centres at Al Furjan, Jumeirah Islands and International City.

A Nakheel spokesman said: “Nakheel Pavilions enhance our communities by providing convenient shopping facilities and a place to meet, dine and socialise. There has been a great response to our first two, and we look forward to opening more – including the one at Badrah – in the future.”

The company is also building large-scale malls at Palm Jumeirah, Deira Islands and Jumeirah Village, while expanding its existing Dragon Mart and Ibn Battuta malls. In total, these will add 6.1 million square feet to Nakheel’s existing retail leasing offering.

Nakheel, which was badly hit during the economic recession in 2008, has recovered strongly in the last year.

The firm reported a net profit of Dhs2.6 billion for the first nine months of 2014, up 47 per cent compared to Dhs1.77 billion during the same period last year.

Net profit during the nine-month period – higher than Nakheel’s net profit for the whole of 2013 – was aided by strong revenue from property development and improvements in its retail, leasing and leisure business performance, the company said.
