Define Properties yesterday announced the launch of Define Essence, a Dh1.5 billion residential tower, in Madinat Al Arab, Dubai.

Talking about the decision to launch a new project amid the current economic fears, Chief Executive Officer Tarek Kandil said while some investors are hesitant, the situation in the UAE and the Gulf in general continues to remain positive.

"It is important to stress we are in an emerging market and that the rules and trends are different than those in the rest of the world," he said. "As a property developer, we are finding there are a lot of investors and people who have lost faith in the foreign markets, and are looking at Dubai to cover their losses."

"Last week the chief executive of Merrill Lynch confirmed this with the announcement that the bank is expanding in the region and it's this sort of positive encouragement, combined with the UAE Government's annual budget announcement last week, which will help to sustain the Gulf's unique position," added Kandil.

The UAE Government has adopted an annual budget of Dh42.2 billion for 2009 with zero deficit.

"As an investor I find this very reassuring as it proves that the UAE is on course and that there are still a lot of opportunities to be found," said Kandil.

Define Essence consists of a tower rising 42 levels, with a built-up area of 653,908 square feet. The tower will have a total of 381 apartments, including studios, one-, two-, three- and four-bedroom suites, with retail outlets located at the ground level. Studio apartments at the lower levels of the tower provide comfortable living spaces, while the large three- and four-bedroom units at the upper levels come with spacious living, dining and bedroom zones, as well as views of the sea.

I really like the movie on the defineessence site...it really gives you a perspective on how good the palm jebel ali will look with all of the toweres on its trunk...thanx for posting

Define's US $408mn Waterfront tower contract negotiating starts

Define Essence will be located in Madinat Al Arab opposite the Palm Jebel Ali.Define Properties is negotiating the main construction contract for its US $408 million (AED1.5 billion) Define Essence project.

An announcement is expected shortly, a Define Properties spokesperson told Construction Week.

The 42-storey, 150m residential tower will be located in Madinat Al Arab, part of Nakheel's mammoth Waterfront development.

"Soil testing for Define Essence has already been completed and enabling works have already started," Define Properties president and CEO Tarek Kandil said. "We will be signing with the foundations contractor next month."

Construction is expected to be completed by the third quarter of 2011.

Define Essence is project managed in-house by the development department of Define Properties. The architect is Brewer Smith and Brewer Gulf.

It will contain studio, three- and four-bedroom apartments, totaling 381 properties. The ground level will contain additional retail space.

The spokesperson told CW, "Waterfront is the most booming destination in Dubai and we wanted to concentrate on this particular area with Nakheel to make sure we know it well enough to provide what the future inhabitants of this area will need."

Define Properties was also keen to stress the reasoning behind making the announcement in the current financial climate.

Meeting with Define Execs next week

I am meeting with Define principals Tariq kandil and Waleed next week. I have many concerns about Nikki Lauda. i will be sure to let everyone who needs to know what they tell me. i am particularly concerned since there seems to be no work taking place at Nikki Lauda tower
