I dislike it a lot. The plinth is an over-engineered mess that will create the sort of concrete umbrella this city has been desperate to tear down since the 80’s. The tower doesn’t sit flush to it either, which increases the likelihood of rubbish and grot accumulating overhead. The public realm is soulless and the hotel is nasty.

Sod’s Law says this app will get the green light and it’s leaner, cleaner, classier big brother across the way will get canned.

New city square & Q1 2020 start planned

Quote:
Developer Nikal has released new images illustrating how the second phase of its Exchange Square development in Birmingham city centre could look if planning consent is granted by Birmingham City Council at its committee meeting next week.

The images show Nikal’s vision for ‘New City Square’; a new half an acre public space that links Exchange Square with Bruntwood’s neighbouring McLaren Building.

Planning is already in place for 223 one, two- and three-bedroom residential apartments and 22,500 sq ft of retail accommodation.

However, Nikal submitted revised proposals earlier this year after securing a sale to Grainger for 375 build-to-rent apartments and a pre-let to Whitbread for a 235-bedroom Premier Inn hotel with a 6,000 sq ft Bar + Block Steakhouse restaurant.

The new images reveal a 37-storey residential block alongside a 15 storey Premier Inn hotel and Bar + Block Steakhouse.

Both the residential and hotel buildings are mounted on a unifying plinth.

The proposal also includes 7,500 sq ft of retail space and 63 undercroft car parking spaces.

The first phase of Nikal’s Exchange Square development, comprising 603 rental apartments known as Allegro, is complete and has been handed over to La Salle Investment Management. Nikal now hopes to start work on phase two in Q1 2020.

The proposals have been designed by architects Stephenson Studio, who also worked with Nikal on Exchange Square Phase One.

The only thing that will save this project is a lighting scheme

Exchange Square 2 | Residential/Hotel | 36/14fl | 111/51m | Prop.

This might turn out better than expected, like Dandara. I think it might provide a good counter point to the One Eastside tower too. A big shame the earlier taller proposal wasn’t adopted though.

Would be interesting to see a mocked up picture of the area with both towers on.

I don't see why people hate it so much. It's an okay tall building.

And I agree with Wodensfelder. This could be another Dandara.

Could anyone photoshop both the towers in?
