Updates Cava Ronchi
design | Park Associati
client | Ronchi family
official thread | link

The heights of the two new towers have been defined: 131 and 104 meters. The mixed-use project will be built in a disused site, nearby MIND-Milano Innovation District.

The whole MIND area (+1.1 million sqm), however, will undergo to a major urban transformation in the next years, with new skyscrapers/highrises and low-rise buildings (hosting a series of functions, from residential to offices, educational and scientific research to leisure, entertainment, shopping, etc.), a new public park and pedestrian areas as well. All connected by public transports.

Milano Malpensa will be connected to major cities by the high-speed rail service.

The Milano Malpensa International Airport is going to be served by the high-speed rail service. By 2023, Milan's busiest airport will be connected to Verona, Padua, Venice, Bologna and Rome. Connections with airports (eg. Bologna, Catania, Genoa, Venice) and harbours (eg. Civitavecchia, "the port of Rome") will also be increased. The high speed rail service has also arrived at Rome Fiumicino International Airport last December.

As for the regional rail transport of Lombardia, instead, there will be an expansion with the arrival of 25 additional trains and the improvement of the tracks. So, a recognition for the Milanese airport that has seen its passengers significantly increased in the last ten years.

This is a project envisaged by the new 2019-2023 industrial plan of the FS Italiane Group (Italy's State-owned holding company that manages infrastructure and services on the Italian rail network), which for the realization includes total investments for 58 billion euros. This move will contribute to Italian growth by creating 120,000 jobs a year, 15,000 direct hires over five years and an annual contribution to the increase in GDP of between 0.7% and 0.9%, and an estimated growth of 90 million more passengers a year, with an acceleration of 1,600 construction sites. Moreover, FS promises, it will have among its main objectives the improvement of train punctuality and particular attention will be paid to commuters.

PROJECT

Updates Bassi Business Park
Demolition, refurbishment and restyling work of an office complex built in the 1970s, located between Porta Nuova/Garibaldi and former Farini Rail Yard, spanning over a site of 56,000 sqm (602,779 sqft).

The renovated buildings will host offices, cafeteria, meeting hall, garden, inner courtyard, etc. The large glass surfaces of the facades are characterized by a brise-soleil system designed according to a particular color range that changes the type of perception, from the outside and from the inside. This contributes to creating an energy-environmental thermoregulation space. The complex will indeed get the LEED Gold certification. Construction works are expected to be completed by 2023. Project by Italian architecture and engineering firms OBR, Openfabric, F&M Ingegneria, GAE Engineering and Starching.

Norman Foster to redesign a former industrial site in north Milan.
affariitaliani.it / prelios.com

In the former Falck area, a new exciting neighborhood will be created and it's going to become one of the largest urban redevelopment projects in Europe.

Italian real estate company Prelios and Italy's second-largest banking group Intesa SanPaolo have bough the area after builder Davide Bizzi has completed the reclamation work of the land. According to the rumors, Norman Foster --one of the fathers of high-tech architecture-- is about to redesign what will become one of Milan's most iconic districts in the years to come. The first meeting will be held in January 2020.

Prelios Group, Intesa Sanpaolo and Bizzi&Partners Development signed a deal relating to a redevelopment project for the MilanoSesto area. The agreement covers management of the development of the old Falck area in Sesto San Giovanni (north Milan), which, with an overall gross surface area of 1,450,000 square meters (15.6 million sqft), is at the heart of the largest real estate and urban redevelopment project in Italy – as regards areas intended for multiple uses – and one of the largest and most important redevelopments in Europe.

"Milanosesto is one of the most important urban redevelopments in Europe" said Prelios Chair Fabrizio Palenzona. "For our Group to become a player in a development project of this scale is a source of great pride and confirms Prelios' strategic mission: to be specialized players in every area of the Real Estate sector, at every stage in the economic cycle". The Prelios Chair observed that Milan is a unicum with the power to attract the interest of top international investors. "We are honored that Prelios is once again a key partner for leading institutions like Intesa Sanpaolo and Hines Italia, who will take on the role of industrial partner for Milanosesto. Davide Bizzi's work to date on Milanosesto is a fundamental starting point for a project that represents a new chapter in the transformation of the great city of Milan into one of Europe's most advanced and important metropolises.”

The purpose of the MilanoSesto project is the complete renewal and redevelopment of a huge and extremely important location between Milan and Monza, consisting of a number of separate different areas intended for residential, business and service use. The project will include the creation of a highly innovative cutting-edge hospital and medical research center, as well as offices, hospitality units, shopping malls, schools and sports facilities, in an urban park of more than 450,000 square meters (4.8 million sqft).

The key heads of the agreement include: the sale to Prelios by Bizzi&Partners of 100% of the share capital of the Milanosesto Development newco, to which the business arm responsible for management of the Milanosesto project and provision of services for Milanosesto has been transferred, and the appointment of Davide Bizzi as Chair of Milanosesto.

"We have taken another important step toward the full development of the MilanoSesto project" commented Davide Bizzi. "The work of the last few years has created the conditions for the involvement of a Group like Prelios: the project will consolidate its growth and will continue as planned, attracting new international partners. I also want to thank Intesa Sanpaolo for supporting this challenge right from the start and for accompanying us through this new phase. Milan is preparing to become an even more modern city on a par with the other European capitals, guaranteeing structural quality, environmental sustainability and innovative technological solutions. I am very satisfied with the work performed to date by the Milanosesto company, together with the public institutions and its financial partners, and I am proud to be able to continue making my own contribution, backed by my long experience in this sector in Italy and around the world."

"The agreement confirms the appeal and potential of one of Europe's most important urban redevelopment projects" said Mauro Micillo, head of the Corporate & Investment Banking Division at Intesa Sanpaolo. "Davide Bizzi's tenacity over the years has turned this venture into a reality with the ability to attract a specialized role model on the Italian real estate market of the caliber of Prelios, who, together with Hines Italia, will promote the acceleration of work on a project to make Sesto San Giovanni an integral and integrated part of the Metropolitan City of Milan, in part thanks to the presence of facilities of excellence such as the Health and Research City. We are convinced" Micillo added, "that the development of MilanoSesto will bring benefits for local employment: the site for the redevelopment of the ex Falck areas alone will provide thousands of jobs, not to mention the allied industries and the other new jobs that will be created in the facilities set up in education, research and entertainment."

Updates Broletto 16
design | QuattroAssociati

The project summarizes some interventions to enhance the historical complex located in Milan's historical center, at the corner of via Broletto and via Porrone. The main focuses were the redefinition of building's morphology and the refurbishment of its courtyards, such as the historical one, located on via Porrone which was occupied by the 1960s built two storey parking structure. The demolished surface is transferred at the fifth/sixth floors in a new building unit fronting on via Broletto. The existing courtyard is redeveloped as a garden and made visible and accessible from Via Broletto.

Updates Combo Milano / Ripa di Porta Ticinese 83

Refurbishment of an old banister house complex, typical in the Milanese tradition, on the Navigli neighborhood. Combo Milano has a "wandering soul". It's a design hostel with 42 rooms and 217 beds, but also a series of things: bar, where hosts can sip something pre- or post-dinner; art gallery, aspiring to the timeless; restaurant, interpreting local cuisine through a prism of international flavors; radio station tuned to the heterodox frequencies of local community; courtyard, an eternal sanctuary which offers respite and renewal; and more.

Updates 'Sciences for Life' Campus - Statal University of Milan

Quote:
Lendlease -in partnership with CoopService, Cmb, Colombo Costruzioni- has been awarded for the construction of the "Sciences for Life" Campus of the Statal University of Milan. The new university center will be built at MIND-Milano Innovation District.

The public-private investment amounts to 339.2 million euros. The university campus should be completed by 2025. Professors, researchers and students will collaborate together with the nearby Human Technopole and the new Research Center on Life Sciences.

Design | Carlo Ratti Associati

Porous communal areas, natural oases, maker spaces and robotically-assembled brick facades. The design responds to the decision by University of Milan to move its scientific disciplines to a new campus. The Science Campus will host over 18,000 students and almost 2,000 researchers. The project is based on some fundamental principles, like the courts, the parametric bricks, the idea of a common ground and open university and the harmony between city and nature.

"The modern university campus was developed in Italy around the year 1000. Its principles have kept informing the design of higher education spaces for over a millennium now" says Carlo Ratti, founding partner at CRA and director of the MIT Senseable City Lab. "However, today MOOCs, learning by making, continuous education and so on demand a fundamental rethinking of the architecture of the university – fostering more interactions both inside the community and outside it ("town and gown"). This challenge is what inspired us in developing the design for the new campus for one of the world's greatest universities" Ratti says.

Population of the Municipality of Milan hits 30-year high after influx of new residents
repubblica.it

So many people are moving to Milan that even despite a falling birth rate, the municipality's population is booming.

The Municipality of Milan (181.76 sq km / 70.18 sq mi) counted 1,404,239 residents at the end of 2019, according to the latest figures from the registry office, which says the population is now at its highest since 1990. More than 40,000 people registered their residency in Milan last year and another 10,000 have applied to do so. While the municipality is draws people from all over Italy, some 12,000 people moved to Milan from overseas, the figures show. It's thanks to incomers that municipality's population is growing at all, despite just under 9,700 babies born in 2019.

"Lots of people are arriving from London. Italians coming back, but not only" Mayor Giuseppe Sala told reporters in December, suggesting that Brexit could bring "many advantages for our city". "Milan indeed is already beginning to add personnel and investment", Sala said. Brexit may also have boosted population figures in a more minor way, as existing British residents rush to register their residency before the expected leave date on January 31st. Milan is the top destination for Brits in Italy after Rome, while the wider region of Lombardia has more British residents than any other part of Italy.
