ทันหุ้น - RAIMON หวนคืนวงการหลังชะลอธุรกิจไปนานเริ่มในเดือนสิงหาคมเปิดโครงการหรูใจกลางเมือง 185 ราชดำริ บนพื้นที่ 4 ไร่ (4.1.69) สูง 40 (35) ชั้น จำนวน 200 (240) ยูนิต มูลค่า 1 หมื่นล้านบาท นอกจากนี้บริษัทย่อยเตรียมเปิดเพลินจิต เรสซิเด้นซ์ และเซอร์วิสอพาร์ตเมนต์ไฮเอนด์มูลค่าสูงถึง 1.7 หมื่นล้านบาท ขณะที่ราคาปัจจุบันราคาหุ้นต่ำบุ๊ก 0.71 บาท เซียนแนะสะสมเหตุธุรกิจฟื้นไตรมาส 3/2553 กรอบเก็งกำไร 0.30 บาทแนวต้าน 0.35 บาท

แหล่งข่าววงการอสังหาริมทรัพย์ระบุว่า โครงการคอนโดมิเนียมของ RAIMON ที่มีชื่อว่า 185 ราชดำริ อยู่ระหว่างการก่อสร้างห้องตัวอย่าง ซึ่งจะเปิดขายในเดือนสิงหาคมที่จะถึงนี้ หลังจากที่ระงับแผนไว้ชั่วคราว ทั้งนี้โครงการดังกล่าวเป็นการพัฒนาที่ดิน 4 ไร่ ขึ้นเป็นคอนโดพักอาศัยระดับหรู ความสูง 40 ชั้นประกอบด้วยห้องชุดจำนวน 200 ยูนิต มูลค่าโครงการประมาณ 1 หมื่นล้านบาทและก่อนหน้านี้ได้ระบุว่าโครงการดังกล่าวมีผู้แสดงความสนใจซื้อสูงถึง 3.6 แสนบาทต่อตารางเมตร

นอกจากนี้ล่าสุด นายกิตติ ตั้งศรีวงศ์ กรรมการบริษัท ไรมอนแลนด์ จำกัด (มหาชน) ได้รายงานตลาดหลักทรัพย์แห่งประเทศไทย (ตลท.) ว่า บริษัท เพลินจิต แมแนจเม้นท์ จำกัด บริษัทของบริษัท ไรมอนแลนด์ เรสซิเด้นซ์ จำกัด ที่เป็นบริษัทย่อยของ RAIMON จำนวน 4,997 หุ้นหรือร้อยละ 99.94 ของจำนวนหุ้นทั้งหมดให้กับบริษัท เพลินจิต เรสซิเด้นซ์ จำกัด ในราคาทุนโดยมีมูลค่าซื้อขายหุ้นละ 100 บาท คิดเป็นเงินรวม 499,700 บาท เหตุผลเพื่อความสะดวกในการดำเนินงานและรองรับการลงทุนหรือร่วมทุนในอนาคต

สำหรับบริษัทเพลินจิต เรสซิเด้นซ์ จำกัด เป็นบริษัทย่อยใน RAIMON ก่อตั้งเมื่อวันที่ 2 กรกฎาคม 2551 ทุนจดทะเบียน 10 ล้านบาทและในปี 2551 บริษัท RAIMON ได้ซื้อที่ดินขนาด 7 ไร่ครึ่งในทำเลย่านเพลินจิตโดยมีราคาซื้อขายสูงถึง 1.2 ล้านบาทต่อตารางวา ทั้งนี้เป้าหมายเพื่อนำมาพัฒนาโครงการภายใต้ชื่อ เพลินจิต เรสซิเด้นซ์ ระดับราคา 2 แสนบาทต่อตารางเมตรและเซอร์วิสอพาร์ต เมนต์ไฮเอนด์ เพื่อรองรับกลุ่มลูกค้าต่างชาติมูลค่าสูงถึง 1.7 หมื่นล้านบาท ขณะที่ปี 2552 บริษัทมีรายได้รวม 3,387.10 ล้านบาท ขาดทุนสุทธิ 277.11 ล้านบาท และไตรมาส 1/2553 รายได้รวม 762.11 ล้านบาท ขาดทุนสุทธิ 41.73 ล้านบาท มูลค่าหุ้นทางบัญชี (Book Value) อยู่ที่ 0.71 บาท

สรุปมันยังไงกันแน่คราบงงครับกับไอ้ Pleonchit Residence จริงๆ ตกลงยังจะสร้างอยู่หรือว่ายังไงครับเพราะเห็นเพิ่งขายที่ดินไปให้บริษัทอื่นนิ อิอิ

Update:
Raimon plans to officially launch 185 Rajadamri project in September. The 2-storey showunit is under construction with 2 mockup types, 3 bedroom on the upper level and 1 bedroom on the lower level. They already sold more than 21% without any marketing!

Yep

185's location is far more better than Mahanaknon.
Such a classic location and the last remaining freehold land on Rajadamri Rd.

Material and hardware might not be much different. (Imported, Grade A+ Super lux)

both will be top notch residences in Bangkok....

(a) VIEWS: tied..... unit views of 185 is better IF your unit is facing the green Royal Sports Club or Lumpini Park (that is only about half of the units)..BUT city views of Mahankhon at virtually all units will be unmatched

(b) LOCATION: tied Ratchadamri is very prestigious location and probably best in Bangkok, but only if unit is facing the greens....however the MahaNakhon location with offices and hotels and mall and terraces (plus BTS and BRT right in front) will be super excellent

(c) BUILDING: Mahanakhon wins.....Mahanakhon iconic design and tallest in Thailand wins, no question

(d) BRANDING & SERVICES: Mahanakhon wins Mahanakhon with Ritz-Carlton Residences branding, services and facilities, Edition Hotel conveniences, Terraces and Cube cafes, groceries, shops and services, plus skybar and restaurant on top...Mahanakhon wins, no question....185 is just a plain condo building....

I like the comparison speed,

Tough i think the 185 has a more classic and luxury location, but if u like urban the Maha Nakhorn is a winner.Building wise, branding and concept definitly Maha Nakhorn, its just the lease hold thing, with a free hold there would be no competition...

One more thing is that "branded residence" usually gets a very positive perspective without an over promoted campaigns.

It will be perfect if Mahanakhon is located at 185's location, an iconic building on legendary Rajadamri Rd...WOW..so dreamy.
