I passed by on Tuesday, April 2, and all the equipment was gone. Just an empty lot. What gives?

I think they're done with soil testing/site cleaning

Well, now the noise is gone too. I suspect they will be selling the location to someone else who has the money to develop it. The location is way too pricey to go undeveloped. But I do not believe they will start let alone finish the project. They are out of money and out of motivation. This is apparent from their half-hearted, and now "no-hearted" work on the site. Well, good riddance. The noise was too much and for no good reason.

again, this is meticulous work. Lots to be done in so little space. Here's what we were told to expect for around now, which seems to match up perfectly.

Over the past three weeks, we've been working on removing excess soil from some areas, and drilling and pouring secants on the northeast and southeast sides of the site. We also removed the big drill rigs from the site.

WEEKS OF 3/18+ 3/25 + 4/1

Over the next three weeks, we're working on removing excess soil from some areas, and cleaning up the site.
the heavy equipment is gone, the entrance is cleared and there are dirt piles on the main site indicating that they're right on schedule with this projection.

"panoramic CITY views of the CITY" nice phrasing.

Anyway, that render looks promising, hopefully this one will rise sooner than later.

No work is being done, they've been "reviewing" the site for months and have not mobilized for foundation work as they have promised (they say next month, Ha!) As previously mentioned, they probably need financing. Moving this to on hold until they get their business in order.

What a pity, hopefully the project can restart soon.

Pizzarotti had a blockbuster NYC entrance. But did the construction company fly too close to the sun?

Quote:
in the past two years, the company has parted ways with its CEO, been replaced on several jobs and become entangled in a series of lawsuits with clients, former employees and subcontractors. While its Italian parent is well-known and respected internationally, some say the New York subsidiary wasn’t ready for the amount of work it took on and didn’t have adequate backing from executives across the Atlantic.

[...]

Pizzarotti is also a development partner — alongside Madison Equities, Gemdale Properties and AMS Acquisitions — on a 1,115-foot-tower planned for 45 Broad Street. The development team held a groundbreaking ceremony in April 2017, but two years later, the tower has yet to go vertical. Madison Equities did not respond to a request for comment, nor did Gemdale.

Apparently there's activity on the site now, looking at the SSP thread. Not sure if it means anything or they're just assessing.

You will know that activity is imminent when the meatball heros start to flow.

From SSP:

What’s the status of the 45 Broad Street project?

It’s still in the foundation stage. We had several methods presented to us to do the foundation. The building sits on rock, but the rock is 45 feet down. We had ways that would have shaved six to nine months off the foundation process and $5, $6, $7 or $8 million off of it.

We chose two years ago to go in the direction of this substantial foundation. We have 470 vertical elements [concrete rods drilled into the ground that create a wall] on the bottom floor—which is 9,000 square feet. It’s something called secant piles. We’re grabbing rock at all these locations.

All the drilling and piling is now completed and now we’re starting on the actual pouring of the foundation. That will go on for four months and it will have taken us two years to do this and a lot more money then we wanted to spend. But the elevators will work perfectly because they will be sitting on solid ground.

translation: they didn't want another One Seaport situation. Pizzarotti had to work above a foundation which Fortis reportedly cut corners on. That may or may not be the cause of the lean, fact-finding in lawsuits pending.

maybe not for long. If they do resume this month, we'll see how far they can get without securing a loan.
