Lynbrook | Downtown

Potential TOD for downtown Lynbrook. However, Cornerstone needs to pick up their game architecturally, their work in Farmingdale leaves a lot to be desired in my opinion.

Developer pitches $75M project for downtown Lynbrook

A Long Island developer is proposing to build a transit-oriented apartment complex in Lynbrook as part of a $75 million project that also donates a new parking garage and park to the village.

The unique proposal from Farmingdale-based Terwilliger & Bartone Properties would bring 200 rental apartments to a nearly 2-acre parcel on the southwest corner of Earle Avenue and St. James Place, just two blocks from the Lynbrook Long Island Rail Road station. The site is currently occupied by a small office building and an underutilized village parking lot.

In addition, the developer plans to donate to the village a new parking garage for 400 vehicles and a new 9,000-square-foot park that will be built on a nearly 1-acre parcel nearby. That site, on the corner of Broadway and Langdon Place, is currently owned by the village and used for commuter parking.

The market-rate rental residences at the proposed development, dubbed the Cornerstone at Lynbrook, would be a mix of studios, one- and two-bedroom apartments. They wouldn’t be age-restricted and 10 percent of the units would be priced as workforce housing.

County moves to advance Coliseum plan

Nassau County Executive Laura Curran is proposing amendments to the Nassau Coliseum lease to pave the way for the latest plan to redevelop more than 60 acres around the Uniondale arena.

The Nassau Legislature will need to approve the changes to allow RXR Realty and BSE Global to move ahead with their $1.5 billion mixed-use proposal.

RXR and BSE, which leases the Coliseum property, have pitched a plan to build 500 units of housing, 600,000 square feet of office space and 200,000 square feet of retail and restaurant space.

The amendments change the lease agreement with BSE to reflect the size of the redevelopment site to 66 acres, minus the 5 acres being used for the Memorial Sloan Kettering complex currently under construction, according to a county statement. It also adds in the $85 million in state funds promised by Empire State Development Corp. to build parking structures to make up for the loss of surface parking at the site.

Curran is also seeking additional state funds for pedestrian bridges, which would connect the Coliseum property with Hofstra University, Nassau Community College and nearby offices. The county is also seeking to secure economic incentives from the state to assist a corporate tenant.

Mt. Sinai Health Network has expressed interest in establishing a 100,000-square-foot medical research facility at the site.
