It's fascinating to see a city which presents such a huge open canvas to build stuff.

I hope OKC keeps growing, if all that area gets filled in with development it will be incredibly impressive.

OKC is really looking good!

I have been pondering for a while and haven't really found a good answer anywhere so maybe someone here can enlighten me. What effect did/has the Devon Energy tower had on the available office space in the core? Does Devon occupy the entire building or do they lease out space? Has it had an overall effect on the OKC office market by lowering demand/prices?

Just wondering because it's such a massive building.

I'm not sure how helpful this is but hopefully it gives you a bit more info.

Before Devon Tower was finished in 2012, Devon Energy occupied ~900,000 sq ft of office space in 6 different buildings downtown.

Devon's former main tower (19 stories) was bought by and is now occupied by Continental Resources, formerly headquartered in Enid, OK.

The 36-story then-Chase Tower (now BancFirst Tower), where Devon occupied 223,000 sq ft, was recently bought and will be renovated by BancFirst. BancFirst will occupy ~180,000 sq ft and decrease the vacancy rate to around 10% of the tower.

The 33-floor First National Center, where Devon occupied 228,000 sq ft, is currently undergoing renovation to be a hotel and apartments.

The 102,000 sq ft Devon occupied in the 14-story Corporate Tower has mostly been absorbed.

Not sure what effect Devon had on the other 2 remaining buildings where Devon had office space.

Devon mostly occupies their current building, except for a few spaces occupied by restaurants. I'm also not sure what the overall effect was on prices.

Thanks! It sounds thought like it hasn't had a huge effect as everything has been absorbed or is in process of renovation. That's great though! Hopefully more will keep getting built to really fill in the open spaces especially around the arena.
