A45 Cov Rd

Well guys the weather has put a dampner on the new Morrisons site it is now 2 Months behind schedule (this quote is from the company doing the intial build, before you start on me ).

Regarding the enhancing of the A45 these works on the Cov Rd should have been done years ago to help traffic smoothly through the City anytime be it with supermarkets springing up or no supermarkets. I dread to think of the chaos on the roads when they decide to build the Metro along the A45 to the NEC/ airport in the near future.

As regarding progress in attracting investment/redevelopment i & many others in the area are all for it but diversity is the key to success rather than duplication of the same.

Empty Units

Just an addition its also interesting to note that none of the 5 additional retail units at Morrisons Sheldon have been taken up yet, its a similar story at Tesco's Swann where many units remain empty & Tesco itself is struggling to live up to its high expecations here though Tesco's Sheldon remains busy as ever.

doesnt matter how big or small they are but when ive used them they roughly have about the same amount of customers in, Asda in Small Heath is always busier than the Swan Tesco then.

Tesco Yardley at the Swan is an Extra store & Tesco Sheldon is just a standard store.

Looks like most of the steel work is now in place, a new road junction as also been laid out, but I suspect this will have to be altered again in the future to allow for a tramway to be built, along the central reservation.

The building work is proceeding extremely fast. There are couple of off-licences/newsagent across the road and they are most likely to shut down when the big store opens.

There's a co-op 300 metres away from that new Morrisons store. Tesco store around 500 metres away and Aldi store around 650 metres away. There's lack of large Sainsbury's stores generally in Birmingham.

GVA completes sale of new Morrisons supermarket

GVA has completed the sale of a new, 105,977 sq ft Morrisons supermarket in Birmingham to fund manager PRUPIM for £54m, reflecting a net yield of 4.5 per cent.

The sale - on behalf of Chase Midlands Estates- is based on practical completion of the store, which is scheduled to take place in October, with the supermarket expected to be open for trading early in 2013.

The 5.75 acre site is located in the Birmingham suburb of Sheldon, six miles from the city centre.

Damian Lloyd, director, national markets – investment at GVA, said: “In the current market, a deal of this size is extremely significant. Located within a high density mixed commercial and residential area, the local demographics - combined with convenient access - provides a substantial customer catchment of over 190,000 people within a ten minute drive time.

“As well as forming a key part of the continued development of Sheldon, this is a high income asset that will provide a high income yield. By taking this building now, PRUPIM has maximised its revenue generating capacity.”

Developed by Chase Midland Estates, the building comprises a purpose-built foodstore for WM Morrison Supermarkets together with some ancillary retail units and 473 surface car parking spaces.

GVA’s investment team advised Chase Midland Estates during the sale, with Savills acting for PRUPIM.

No photo's, but went past this for the first time last night, absolutely huge! cladding look virtually compete, and there is also a new road junction on the A45, which I don't think will work with the junction a few yards up at Toby Carvery (overheads)
