Jodhpur Projects Thread

Jodhpur (Rajasthani: जोधाणा; Hindi: जोधपुर), is the second largest city in the Indian state of Rajasthan It is located 335 kilometres (208 mi) west from the state capital, Jaipur and 200 kilometres (124 mi) from the city of Ajmer. It was formerly the seat of a princely state of the same name, the capital of the kingdom of Marwar. Jodhpur is a popular tourist destination, featuring many palaces, forts and temples, set in the stark landscape of the Thar desert.

The city is known as the "Sun City" for the bright, sunny weather it enjoys all year. It is also referred to as the "Blue City" due to the blue-painted houses around the Mehrangarh Fort. Jodhpur lies near the geographic centre of Rajasthan state, which makes it a convenient base for travel in a region much frequented by tourists. The old city of Jodhpur is surrounded by a thick stone wall.

Varun Inds plans to set up Rs 230-cr steel unit in Jodhpur

Quote:
VARUNIndustries, maker of steel consumer goods, plans to build a 120,000-tonne stainless steel plant at a cost of Rs 230 crore in Jodhpur as part of its backward integration programme. Mumbai-based Varun, which is one of the largest stainless steel utensils maker, also with interests in mining, expects to begin work on the proposed plant after a financial closure scheduled by March. “It’s expected to be operational from 2011,” group advisor Rathnakar Hegde told ET.

The manufacturing plant is aimed at securing the raw material for products that the company makes and also to counter the volatility in prices. Prices of steel have been seeing strong fluctuations, almost doubling before the liquidity crisis took the bottom out. “Too much fluctuation in raw material prices eats into our profitability. At the same time, the quality and supply were a concern,” said Mr Hegde. The company spent Rs 85 crore last year on raw materials.

Under its backward integration plan, Varun Industries will manufacture TMT bars and other steel inputs for the construction industry, besides stainless steel flats. “We want to be a complete steel company and this new plant will help us diversify into other verticals and mitigate risks,” said Mr Hegde. The company’s sales were down 6% at Rs 302.4 crore in the quarter ended September.

Varun Industries plans to borrow Rs 150 crore to meet the expansion plans. The company’s average borrowing cost is 11%. Further, the promoters will infuse about Rs 22 crore through warrants which can be converted into equity shares subsequently, said Mr Hegde. “Rest of the amount will be met by internal accruals and through a QIP or a rights issue,” he added.

Windfall for villagers with upcoming IIT project on Jodhpur-Nagaur highway

Quote:
JODHPUR: A few kilometres away from the Sun City' of Jodhpur, on Jodhpur-Nagaur highway, the villagers are a happy lot, thanks to the windfall coming their way in the form of upcoming projects.

Acquisition of land for IIT-Rajasthan campus at the designated place in villages on Nagaur road is also in progress. As news about the upcoming IIT campus spread in the area, real estate prices went up.

The price of the land, which was Rs 1.5 lakh to 2.5 lakh per bigha depending upon its location has now shot up between Rs 10 and 20 lakh per bigha in the open market.

The district administration has earmarked 2,230 bigha on the Nagaur road, which includes the villages of Ghadaw, Jhipasni and Karwad. Of this, 502 bigha is government land and the is owned privately, which needs to be acquired by the administration. O P Bishnoi, deputy commissioner (North) of JDA said that private land is under only Ghadaw and Jhipasni villages and most of that has been acquired.

Terming it to be one of the fastest land acquisition process, he said that government is very enthusiastic about this project and has sanctioned the 502 bigha government land to the IIT free of cost. He added that there will be no injustice with the villagers and they will be given best possible compensation for their land. The area is to be developed as an educational corridor with IIT and NIFT coming up here after NLU and Ayurved University.

However, a few locals are not happy as government, in its tender payment has so far set the compensation amount equivalent to the DLC rate of the area, which is from Rs 1.20 to 2 lakh. The final compensation will, however, depend upon the final award report to be submitted by the administration after hearing all objections and claims.

Apart from this acquisition process, there was a massive stir in the land prices in vicinity of these three villages, which are dominated by Rajputs. According to a property dealer, the prices were hardly close to Rs 1.5 to 2.5 lakh per bigha before the IIT was announced here. But when the news spread about the location being suitable for the IIT, the prices escalated between Rs 5 and 10 lakh per bigha. He said that land up to 5 km beyond the IIT site has already been sold and today no land is available there.

The former sarpanch of village Ghadaw, Chatra Singh said, "This is a matter of delight for us. Earlier the villagers were sceptical but the rise in the DLC rates of land and administration's assurance of 30% premium on it or development of the region is what they all are attracted to."

But given the rise in the prices, they are expecting higher returns. On the other hand the villagers have example of National Law University and Rajasthan Ayurved University, which did not bring much development in the region. A social worker in the region, Hanuman Singh said, "We had thought that selection of the road for the Ayurved University will bring much needed development in the region but it did not happen, only land prices rose, which has activated the land mafia here."

He added that all activities will remain within the campus and villagers will not benefit from it. However, those with land in the area which has not come under acquisition drive are happy as they are assured of higher returns.

Jodhpur, Neemrana set to become smart' cities

Quote:
JAIPUR: We have, sort of, stopped wondering how gadgets that we use today flood us with information and applications, which would have challenged our imagination a decade ago. But, we are certainly wowed by their utility that has made us so much more efficient, economical and productive. This has also given us reasons to expect more such technological advancements.

Sample this. If you have forgotten to dispose of your garbage, you will be reminded on your mobile phone. Whether your city's water pipeline is leaking or going to burst, the respective authorities will be alerted, in fact, well before that actually happens. These are small examples of what transformations technology can bring and sensors can do. And now, welcome those smart systems' or smart cities' to Rajasthan.

The state government has recently sent proposals to the Centre to develop two smart cities in the state. The cities will be part of the Delhi-Mumbai Industrial Corridor (DMIC) project, which is being developed in two phases and set to attract an investment of up to $100 billion, close to 10% of India's GDP. Although the project will be developed on public-private participation, a major chunk of the funding will come from the Japanese government.

Speaking to TOI, Purushottam Agarwal, commissioner, Bureau of Investment, said, "The state government has sent proposals to the Centre for developing two smart cities. Neemrana has been proposed as the greenfield smart city and Jodhpur, a brownfield smart city."

Agarwal said after the due process, feasibility studies will be done for these two locations by Japanese companies to set up, also called, smart communities'. "As the DMIC will develop areas within 150 km on either side of the corridor, Jodhpur fits into that plan," he said.

Explaining the concept of smart cities, or referred as eco-cities, Agarwal said these industrial cities are designed to provide world class facilities with 24 hours power supply and drinking water, mass rapid urban transportation, digitally-managed top-end infrastructure in a sustainable and eco-friendly manner.

Speaking to TOI, chief executive officer and managing director of the DMIC, Amitabh Kant said, "The smart cities will have new generation technology to stop wastage of water and energy and smart grids to efficiently manage power distribution, reduce waste and pollution and help in bringing down CO2 emission. High-end technology will not only help us to use our finite resources efficiently but also to reuse and recycle them."

"A smart community is a city where citizens, business and government live, work and interact in a sustainable manner through delivery of integrated, low carbon products and services," he said.

The corridor, which will pass through six states Uttar Pradesh, Delhi, Haryana, Rajasthan, Gujarat and Maharashtra -- has been planned to create strong economic base with internationally competitive environment and advanced infrastructure to boost domestic commerce, attract foreign investments and attain sustainable development. Of the total length of 1,483 km between Delhi and Mumbai, Rajasthan will have the maximum share of 39%, followed by Gujarat (38%). Haryana and Maharashtra will have 10% each, while Uttar Pradesh and Delhi NCR region will cover 1.5% of the total length.

Local admin to go online in Ajmer, Jodhpur

Quote:
Jaipur: Citizens in the state will soon be able to access services at their doorstep in an integrated manner through the Citizen Service Centres (CSC). Union ministry of information and technology has picked Ajmer and Jodhpur for a national-level pilot project. The Rs 126-crore pilot project is being implemented in 41 districts in 16 states across the country.

According to the officials, the CSC will provide six mandatory services along with four additional services. "According to an impact assessment study done by IIM Ahmedabad, the project will save Rs 100 per transaction for a citizen service. It would be responsive, transparent and accountable service with less waiting time for the common man," an official said. The applicant will also be able to track their request online, he added.

The service will include electronic delivery of high volume citizen centric services at the district level including certificates, pensions, grievances, revenue, court cases, ration card services etc. Study by experts from IIM Ahmedabad says the country will save around Rs 1,200 crore by modernisation and automation of district administration along with empowering citizens.

Rajcomp, a state government agency, is implementing the e-district project under the National e-Governance Plan. The private partners are being roped in for the project to man the service for the next three years.

Official says that once the project is completed, the services will begin at the state level. "The project will be extended across the state with a central state-level data centre.

Implementation of the services will be done by centrally empanelled implementing agencies. The states will be providing five services under the common services across the state while the option of five additional services will also be provided according to the need of the district," an official said. The services will be run on the Public Private Partnershipmodel later on, he added.
