and public consultation gets underway for Longbridge Town Centre Phase 2 after St Modwen Approached by a major British Retailer seeking to open a store by 2014 of 130,00 sq ft, sounds like they plan on moving the large units at the back to add this into the project


M&S rumours were true by the sounds of things...

St Mods launches Longbridge phase two plans


St Modwen will next week open a public consultation on plans for the second phase of its £70m town centre development at Longbridge, Birmingham.

The centrepiece will be a new 130,000 sq ft store for Marks & Spencer.

The plans have been drawn up as a direct response to an approach by M&S, which is actively seeking to open a store at Longbridge in summer 2014.

Estates Gazette revealed in March that M&S was rethinking its plans to anchor Land Securities' 430,500 sq ft Battery Park development at Selly Oak in favour of Longbridge.

Land Securities is due to submit a planning application within the next few weeks.

St Modwen's plans also include relocating 45,000 sq ft of shops which already have planning consent as part of the first phase of the town centre project.

Although the firm would not confirm M&S as the likely tenant, Mike Murray, senior development surveyor, said: "Our proposals for the next phase of the town centre are in direct response to an active enquiry from a leading UK retailer who we believe will make an excellent addition to the town centre."

St Modwen will submit a planning application for the next phase later this summer.

The first phase of Longbridge town centre is now well under way, anchored by an 85,000 sq ft Sainsbury's and a 75-bedroom Premier Inn and Beefeater Grill, which will open next year.

The development has reached its maximum permitted level of retail floorspace, which means it would need further permission from the local council for a new M&S store.

The public consultation will be held at The Factory, Longbridge Lane, on Thursday 28 June.

so it seems, though what will this mean for battery park?

also, it will be interesting to see if BCC approves to this. they put limits on the amount of retail allowed on the scheme for a reason...

Selly Oak should aim to try and get a John Lewis at Home store in my opinion, They reportedly went for the Best Buy units so Merry Hill was on the cards, Selly Oak could be interesting for them

It wouldn't surprise me if Next moved to the new Selly Oak development, either changing their existing store to a Next Home or Next Garden store they was also interested in the Best Buy stores, or a huge combined Next clothing, Home and Garden as anchor to the Selly Oak new development.

I think the plans will be approved, people in the area will approve of more stores here in my opinion and I don't think BCC will mind adding an extra 130,000 sq ft given the employment sections of the site have failed to pick up so far. Be interesting to see if IKEA come back after sounding out the site for a store at the start of site clearence before any plans were drawn up, Maybe IKEA could anchor Sellly Oak now instead though? They would make a killing there really in my opinion...

Is it only me that thinks this shot looks a bit souless. I mean, I know it's early days but I'm a little concerned about this development.. they just look like 'units' rather than a development to help build a sustainable community... It'll probably turn out fine but this shot doesn't really come to life.. (no it's definitely not your camera work Sefton -that's good as always)

It was probably more the timing of the shot, after all bournville college has 15,000 students in total coming in all week at different times, longbridge train station serves neighbouring areas such as rednal, rubery and frankley with over 650k passengers before the college was built, the technology centre employs 200-300 people and the whole MG Rover Site will eventually contain 2000 homes. At the moment there is nothing there, once the shops open it will come to life in my opinion, especially with the park as the centrepiece

Well maybe M&S wanted to open sometime this decade, Battery Park is just taking forever to get off the ground..

ST MODWEN is inviting members of the public to a consultation event for the next phase of its town centre development which forms part of the £1bn regeneration of Longbridge.

The public consultation will be held at The Factory, Longbridge Lane, Birmingham, tomorrow.

Local residents and interested parties are invited to an exhibition where they can view the plans for the next phase of the town centre. The plans include a new 130,000 sq ft retail store and associated parking.

The proposals also include the relocation of 45,000 sq ft of retail units which already have planning consent as part of the first phase of the town centre.

These plans follow on from the first phase of Longbridge town centre which is now well underway and will see an 85,000 sq ft Sainsbury’s and 75 bedroom Premier Inn and Beefeater Grill open next year, together with the new £2m Austin Park which forms the centre piece of the town centre.

Representatives from St. Modwen will be on-hand throughout the public consultation, together with the architects, planning consultants, and engineers working on the project. All will be available to answer questions relating to the proposals, and to receive comments and feedback.

Mike Murray, senior development surveyor for St. Modwen, said: “With work now well underway on the first phase of the town centre, we are keen to build on the momentum that has been created at Longbridge over the last few years.

“Our proposals for the next phase of the town centre are in direct response to an active enquiry from a leading UK retailer who we believe will make an excellent addition to the town centre and will also create hundreds of new jobs for the area.”

on first glass, a very poor and basic layout.... this wont be a town centre if those proposals are implements, it will be an out-of-town shopping park...

do they really need over 2000 car parking spaces?

I'm sorry but this is horrible. There's absolutely no merit to this scheme at all except it will provide employment. Massive car parks, massive retail sheds... massive disappointment. You can have as many people as they can fit walking around there, it's still going to be soulless. Shit... I'd even go as far to say that this is a 21st century Cumbernauld in the making.

What are the specialists ideas then?

Also, I thought they were re-routing the road from Rubery so that it cut the corner off more and Lickey Road was an offshoot?
