Mander Shopping Centre | Wolverhampton | 94,000 sq ft department store | U/C

Finally enough info to start a thread. Posters are now up around the centre confirming the redevelopment. Here's the details.

94,000 sq ft purpose-built department store over three floors replacing home living

Major reshuffle turning 39 small shops into 8 large units

11 New kiosks

3 New major units

Central arcade closed on the basement level, turned into one big unit

The entertainer moving from the wulfrun centre into currys former unit in the mander centre

All lifts and escalators repositioned. Central arcade escalators removed. Escalators moved to mall ends.

Posters suggest in the concept art that the type of retailer they're after is h&m, topshop, next, etc. We've seen pics showing debenhams, but the displayed concept art has replaced its logo with "department store".

The department store is 24,000 sq ft larger than the planned debenhams at summer row.

Technically I guess this is under construction: the entertainer is being fitted, some of the new kiosks are in, corpse clothing has moved elsewhere and home living appears to be clearing out.

Thanks for the update Dbadger! Hope this gets moving quite soon then!

Was there any indication of time scale on the posters?

Where are the posters located.? I went into the Mander Centre at lunch and couldn't see any... curious to take a look

Well this has certainly come out of the blue. Will be watching this eagerly, as I almost never go to the Mander Centre anymore precisely because of how cold/dark/dull the place seems to be. We do most of our shopping at Telford, Merry Hill or Brum - Wolverhampton just seems to have been left behind.

The posters are a bit hidden, but I've seen one on the back of the coffee shop opposite the entrance to Tesco, and one on one of the new kiosks opposite Deichmann/Smiths.

There will be a consultation day on Wednesday 26th in the little unit between New Look and The Works.

Central Arcade

This mall will be closing on the basement level, with the escalators redistributed to the main mall ends by the looks of it. (Outlined in red: )

Not sure what shops will be merged, altogether would be quite a large unit though.

Affected shops that would have to move: JD Sports, Brighthouse, Holland & Barratt. Other shops affected: Superdrug, WH Smiths. Not sure how it's going to change though.

Which is good news, because those three are all footfall bringers, they could go anywhere. So they could fill the mall towards Beatties which is drastically empty.

The centre is in theory being coordinated with the rest of the city, the aim being that smaller shops will move into the surrounding streets, IIRC.

City centre prospectus suggests a timeframe:

Quote:
...To capitalise on this potential, a Partnership Agreement between the council and Mander Investments Ltd, the others of the city's existing prime shopping centre, the Mander Centre, is intended to focus the initial city centre retail improvements on the Mander Centre. The agreement will ensure linkages to the Wulfrun Centre and wider city centre for maximum overall benefit.

Mander Investments is working on the next stage of a feasibility plan that could result in a major reconfiguration and refurbishment of the Mander Centre. This would lead to the city hosting major new retailers by 2015. The council would complement this private sector investment by improving the public realm and creating a high-quality pedestrian circuit around the central shopping areas including a more attractive east-west route along Cleveland Street to link the proposed Sainsbury's and Tesco foodstores. Enhancing the overall visitor experience will maximise the draw of the city centre to shoppers and leisure users.

Speculation, but The Entertainer moving into the Mander Centre could suggest the Wulfrun could open onto the new department store, too, as suggested in maps in the prospectus.

Nice - reminds me of the Northridge Mall in San Fernando Valley.

Plans to be unveiled tomorrow...

http://www.expressandstar.com/news/2...med-in-revamp/

Quote:
Wolverhampton's Mander Centre to be transformed in revamp

A landmark shopping centre is to undergo a huge transformation, which will see a new department store move in.

Debenhams is rumoured to be lined up for a move into Wolverhampton’s Mander Centre.

Three new major shop units and eight new kiosks will also be created at the centre under plans being officially unveiled tomorrow.

Plans also include replacing 39 small units with 11 new-look ones, while the lower Central Arcade could close.

Lifts and escalators would also be relocated and shopfronts extended to make them more visible from a distance.

Bosses say the proposed new department store would take over the three floor unit where HomeLiving currently stands, formerly home to TJ Hughes. Debenhams, which was due to come to the city as part of the failed Summer Row development, has said it was ‘continuing to investigate opportunities in the city’.

But they would not confirm if it was part of the plans.

The shopping centre would remain open throughout the development, which is subject to a consultation.

Centre director Nicholas Pitt said the plans would help bring it up to modern standards.

He said: “It’s very exciting for us and any reconfiguration will be for the benefit of customers going forward.”

He added: “It is incredibly positive for our tenants, our customers and everyone as a whole.”

It is hoped the plans will be in place by 2017 but bosses have stressed they are subject to change.

Artists’ impressions will go on display in the unit outside New Look, on the ground floor of the shopping centre, tomorrow.

Developers and architects will be there to discuss the plans with shoppers between 3pm and 6pm tomorrow.

Visitors will be able to write comments in a logbook.

Mr Pitt said: “We don’t want people to think we are steamrolling this through. This is part of a process and Wednesday’s consultation is a part of the process.”

Ah - M&H, Topship, and Text (), are shown where Central Arcade is right now, suggesting it could be split into three units.

I think that's just a finish date as things are already happening. All the kiosks are now in, stored in West Coast (it's a start lol). Home Living is down to its skin and teeth.

This is very exciting for Wolverhampton, but if the parking isn't free or plentiful then I'm sticking with Merry Hill.

Good news WH Smiths are staying, hope HMV will too.

We now have timescale info. Express and Star says:

- Planning application due in soon
- Planning app hoped to be approved by July 2014
- Work hoped to start six months after that
- As said previously, everything should be finished by 2017

Home Living is now empty and closed. The wolf cafe is closing below it. But, curiously, an independent warhammer shop has opened below forbidden planet. They do gaming and everything.

TJ Hughes is now hoarded up, and we have floor plans (no pic sorry, but they're in the window of the shop between The Works and New Look). Some new external shots too.

So here's the deal (from what I can tell):

New department store, new exterior cladding and signage, new atrium roof and walkways.

Upper Mall

3 store removed and replaced with lifts and small unit.
Greggs and Tesco merged into TJ Hughes to become department store (upper mall).
New unit in the gap outside The Works in the street (great!).
New small concession units along Wulfrun link bridge section of the Mander Centre joining up to it, instead of blank face of TJ Hughes.

Lower Mall

All M.C shops on Victoria Street other than Costa replaced with one unit.
Nickelmen and half of Walmsleys become one unit.
Other half of Walmsleys and the two vacants become another unit.
Healing place becomes a small kiosk, smaller store, and part nabbed for the department store.
TJ Hughes and the entire ramped arcade become department store.
Woolworths made one big unit again.
WH Smith, Brighthouse, HPJ (vacant), Our Price (vacant), and Holland and Barratt become one large unit.
Central arcade, Superdrug and JD Sports become one large unit.

So displaced we have:

3, Greggs, Tesco (moving anyway), Home Living, Nickelmen, The Healing Place, Discount UK, WH Smiths, Brighthouse, Holland and Barratt, Superdrug, JD Sports, Temptation, PDSA, Card store, and anything else from the ramped mall.

Assuming all stay in the city should be good news for the Wulfrun Centre and surrounding streets.

I edited their map to show the changes:

Far as I can see it's mostly good.

New shop in woolpack alley. New shops in the link bridge area. Larger, more feasible units. Brighter more open central area.

The only downside I can see is that because of the multiple levels previously traversed by the steeply sloping st John's arcade, to become the department store, st John's street past the lindy Lou becomes a dead end. This is awful news, but on studying the plans, there's really no other way it could be done, unless there was an entrance here that just led into a stairwell, but that wouldn't be very friendly.

Other than that it sounds spot on for what should be done, and should really help the whole city centre.
