NEW ROCHELLE | 360 Huguenot Street | 87m | 285ft | 28 fl | Com

it begins... the redevelopment of downtown New Rochelle may start with a new mixed-use tower on the site of an old Loews Theater. A new tower is welcomed, but the street wall along this site was quite nice. Hopefully the tower will provide a decent replacement.

LoHud: Downtown New Rochelle overhaul could start with historic building

The Loews Theater on Main Street, once an anchor in the city's heyday but shuttered for decades, could be the first major step in an ambitious plan crafted by development firm RDRXR.RDRXR, the city's master developer, is eyeing the defunct movie theater, at 587-599 Main St., as the site for a 24-to-28 story, mixed-use retail, office and residential development under a recently-approved zoning change
[...]
Currently, the 53,000-square-foot site has retail on the ground floor and office space on the second floor. The front entrance to the theater is locked and barred.
Plans for the new development are still in the concept stage, according to Greg Merchant, a consultant to RDRXR.

587 Main Street Project

As a sign of its commitment to downtown New Rochelle and its belief in the transformative impact of the Revitalization Plan, RXR has entered into an agreement to joint venture with the existing owners of a site on the western side of downtown, called 587 Main Street.

The Project is anticipated to be a mixed-use tower comprised of:
229 rental residential units
10,000 sf arts and cultural space
7,998 sf of retail space
234 on-site, structured parking spaces

I believe this was an earlier proposal. It was to be 20 stories with 156 units.

At least they seem to be keeping the street front.

New Rochelle performance space may draw millennials

Quote:
NEW ROCHELLE - A multipurpose performance space at the former Loew's Theater site could spark a nightlife revival that city officials hope will draw millennials to the city's downtown.

"This is the first thing that young people will say is a cool place to go to," said Councilman Ivar Hyden, whose district includes the city's downtown. "You can be standing around listening to indie music and having a beer or sitting down watching an off-Broadway play."

The 8,000-square-foot "black-box" theater would be built on the second floor of master developer RDRXR's 28-story, mixed-use project at 587-599 Main St., the home of the now-defunct 1920s movie theater.
[...]
Bramson said the developer's goal is to preserve the historic facade from Loew's. He expects a formal application to be submitted soon, and construction to begin next year.

The black-box theater will also be the center of an arts and culture District that is being developed for the downtown. The city has been working with consultant CivicMoxie since September to establish the district.

"The performance center is critical to us because it's going to serve as the anchor to the Arts and Culture District," said Luiz Aragon, the city's commissioner of development.

Love it.. Keep that small town facade, but still utilize the interior for more modern and dense development . Glad and developers and planners starting to see the value of that.

New Rochelle approves $149M in development
NEW ROCHELLE The city Planning Board has approved $149 million worth of developments that will begin the transformation of three major sections of the city.

The headliner is developer RXRs 28-story mixed-use development with an accompanying 8,000-square-foot entertainment space at the former Loews Theater site in the heart of New Rochelle's downtown.

This is the first approved project under a December zoning change that paves the way for developers to carry out master developer RDRXR's 10-year plan to build new restaurants, hotels, stores and 5,500 residential units in the downtown.

The other two projects are for luxury housing along the waterfront, which will transition the area away from catering halls, and workforce housing near Montefiore Hospital, the city's largest employer.

this is supposed to break ground sometime next month.

Quote:
RDRXR is expected to break ground on a 28-story building at 587-599 Main St. next month, Bramson said. The high-rise will include 280 apartments, 30,000 square feet of retail space, a 298-space parking garage and a "black box" theater with a replica of a 1920s marquee, a tribute to the historic Loews Theater it will replace.
