I wonder how easy it is to add retail at a later date. I reckon in 10 years time there'll be a good number of people living in the area.

Fairly easy only issue may be ceiling heights being limited for services

Planning itself I’d assume may be a problem with regard to noise concerns from existing tenants and then the people who have the ground floor flats themselves will obviously have to be willing unless rented of course

Thing is, Jupita/Europa just converted empty retail on Sherborne Street into residential. There are a number of convenience stores around with Lidl just about to open down the road, so where's the competition for anyone?

But those units don’t have canal views so they aren’t really comparable.

Some mortgage companies won’t lend for flats above commercial units or bars so I think it would be difficult to introduce commercial units at a later date. It would have a negative effect on the value of the apartments above. I think this is one of the reasons why developers aren’t keen on commercial units.
