I've been casually watching the demolition of this site for the past few months - had no idea there was a thread for it until now.

Over the past month, lorries have been coming and going taking away the spoil and now the pile has finally gone! Excited to watch this progress...

Here's the view I have:

Great to see work on the Bishopsgate demolition too! Look how high Athe Bank tower 2 is now! Matching Novetel. Moda will look epic from this angle along with 3 Arena Centeal too.

Look at this view, Tenant Street Loft argument was pathetic.

More on Torsion being appointed as the contractor:

https://www.constructionenquirer.com...-28m-resi-win/

They have agreed to reduce the cost of the project by £2.5m through value engineering. Can any of our resident construction gurus advise if this a typical reduction (9%) and if using the ‘principles of BIM’ is this likely to impact the quality of the project?

BIM is likely to improve quality of the build and the finish. Building Information Modelling (BIM) is, amongst other things, aimed at making the design to build process easier. By modelling the design in 3D and layering the construction up in sequences, you can identify and eliminate design clashes, i.e. a heating pipe through a structural beam to think of a daft example. By adding the programme and sequence of construction to an animated model (4D BIM) you can identify build clashes, i.e. an excavator digging a manhole when you need to put your piling rig there at the same time. Taking out these design errors before you start on site saves masses of time and money.

As for VE savings, I'm comfortable with the stat of 9% but without knowing the detail it's hard to assess the impact on quality. VE can eliminate unnecessary over-design (designers often think of their PI insurance before the client cost), introduce improved construction methods and propose alternative materials. If those materials are cheaper aggregates in the ground you won't notice; if they are cheaper bricks you might? If you see what I mean....

The additional floors have been recommended for approval at next weeks planning meeting subject to a S106 agreement. Let’s hope this kicks off construction with Torsion already on board.

As of today, Communication Row is closed for the next year and a half, looks like things are gearing up!

I'm not sure what I'm meant to be looking at, but Birmingham looks very green, lovely to see.
