it is for the future.Things may not be the same all the time.The only situation the entire country fears is what happens to all the office space,star hotels,malls and all the employment in all the metros more so in Bengaluru where so much has been constructed if outsourcing business of major software companies in the country dries up.

If Hiranandani is swearing by Oragadam why is there not many housing proejcts coming up ? Who ever is there like Hiranandani is not doing well. It will take afew years for the real estate to really kick-in in Oragadam. A handful of big companies alone cannot make a turn around.

The photo hear looks like the one in OMR. Am i wrong? is both Orgadam as well as OMR projects look alike?

"We will invest around Rs 1,000 crore over the next 2-3 years on the development of this park," Hiranandani group MD Niranjan Hiranandani told .

As part of the business diversification, he said the group has ventured into industrial and logistics park segment which has huge growth potential.

The government has granted infrastructure status to the logistics industry, making it an even more positive situation, Hiranandani said.

The group has allocated 115 acres for the industrial and logistics park out of 430 acres of mixed used integrated township, Hiranandani Parks here.

"Apart from our land bank measuring over 500 acres, we are in the process of

acquiring new land banks, either directly or through partnerships /JVs across India for the Green Base platform,” said N Shridhar, Group Director & CEO – Infrastructure (Industrial & Logistics).

"Our ongoing projects as also ‘planning in progress’ are located across Pune, Oragadam in Chennai, Nashik, Bhiwandi, Durgapur, Kolkata and Bengaluru. We are targeting close to 12 million sq ft over the next 5 to 7 years. This portfolio is a good yield asset class, which most probably will be available for retail participation through a REIT/InvIT platform," he added.

Denmark-based Vestas is the energy industry’s global partner on sustainable energy solutions. It is into designing, manufacture, installation, and servicing wind turbines across the globe.

Hiranandani’s GreenBase to invest ₹1,200 cr in leasable industrial space near Chennai

First client

GreenBase on Thursday secured its first client after it signed a deal with the leading wind turbine manufacturer Vestas. Under the agreement, GreenBase will create a wind turbine park and warehousing space of more than half a million sq ft on a 23-acre plot at the industrial logistics park located within Hiranandani Parks, Oragadam.

GreenBase is expected to invest ₹750 crore in developing the infrastructure for Vestas, which plans to have an assembly and warehousing facility and that will generate jobs for 600 people.

The Hiranandani Group has set aside 115 acres for the industrial and logistics park out of its 430 acres at Oragadam.

“While Vestas is our first customer at Oragadam industrial and logistics park, we are in discussion with more companies for the remaining space. Overall, we hope to invest ₹1,200 crore in the next three years for creating built-up space of 3.5 million sq ft on the entire 115-acre area. This has the potential to create 3,000 jobs directly and indirectly,” said N Sridhar, Group Director and CEO-Infrastructure (Industrial and logistics), Hiranandani Group.

“Apart from our land bank measuring over 500 acres, we are in the process of acquiring new land banks, either directly or through partnerships/JVs pan-India for the GreenBase platform,” he said.

GreenBase is executing its projects across Pune, Nashik, Bhiwandi, Durgapur, Kolkata and Bengaluru.

The operating model of industrial and logistics parks by GreenBase includes built-to-suit industrial facilities, cold storage, built-to-suit warehouses for end customers as well for large 3PL players. It also offers end-to-end solution, which would include land acquisition, master planning, optimising design and project management.

That is the reason why many of their projects are shelved in the same complex.Oragadam never grew to the extent Hiranandani expected but are sticking on as they did to their projects in Powoi and Thane around Mumbai a few decades back.It requires few decades not years for Oragadam to achieve its full potential if other things are in order.
