Deal done in £500m town plan

THE £500m redevelopment of Stockport town centre has moved a step closer with the appointment of developers for a key site.

Lend Lease has been given the task of creating a 100,000 square metre extension to the town centre on the prime Prince's Street site next to the M60.

The Bridgefield project is central to the council's regeneration vision for the town - Future Stockport. It will be a multi-storey retail development.

Other major regeneration schemes in the town centre include 3,000 flats, a modern transport interchange, new public spaces and a library and cultural centre spanning the A6.

Sandy Penfold, town centre regeneration project director for the council, said: "Lend Lease's submission really caught our attention.

"Their international reputation, combined with the long-established local presence of Crosby Homes (owned by Lend Lease), makes us confident that they are the right partner to take forward our vision for Bridgefield.

"Such a partnership will bring about a real step change for the borough in terms of our retail, leisure and residential offering and we look forward to working with Lend Lease on what will be Stockport's biggest transformation yet."

The team assembled by Lend Lease will include architects Sir Terry Farrell and Peter Drummond, chief executive of the Building Design Partnership.

The project is expected to take a number of years to come to fruition and there will be extensive public consultation throughout.

Detailed plans will be drawn up over the next few months.

Alistair Parker, of the council's advisors, Cushman & Wakefield, said: "The shortlisted parties all put forward well research cases for selection, but Lend Lease tabled a clear transformational vision for Stockport as a city of the future - one where Stockport town centre would become a real place for new jobs, new homes, new retail and new living.

"Future Stockport is one of the UK's largest renewal projects."

Lend Lease is also responsible for the redevelopment of Golden Square in Warrington, scheduled to open in spring next year.

Apollo Ashton LP, owner of the Arcades Shopping Centre in Ashton-under-Lyne, Manchester has submitted ambitious plans to deliver a £40 million expansion programme.
The proposals, which will more than double the size of the centre by adding a further 16,722 m² (180,000 ft²) of net retail space, are set to significantly improve the retail offer by delivering the town's first major department store. The expansion programme would catapult Ashton into the UK’s top 100 shopping venues.

In conjunction with the development of the expansion plans, Apollo Ashton LP has also worked closely with the Greater Manchester Passenger Transport Executive (GMPTE) and Tameside MBC to incorporate a modern transport interchange next to the centre, to improve transport links for visitors to the town.

The expansion will enhance the economic vitality of Ashton by allowing it to compete with other neighbouring towns, which are improving their retail offer. The expansion is expected to create up to 500 new jobs in addition to the 520 people already employed at the Arcades.

The retail mix, which was recently boosted by the arrival of HMV and the imminent opening of Footlocker, will be improved further by the arrival of additional major high street retailers who will benefit from the pulling power of a large department store. Strong pre-letting interest from several major retailers indicates that there is a demand for further quality retail space in Ashton, where the delivery of new stores would create a strong foundation for the future economic success of the town.

The proposals are a further boost for Ashton’s economy following news that Ikea is to build a 22,296 m² (240,000 ft²) superstore opposite the shopping centre, bringing a further 500 job opportunities and new shoppers to the town when the store opens in October.

David Henderson-Williams, of Apollo Ashton LP said: "The proposed development will not only play a vital role in the future prosperity of the town by creating jobs and driving vital inward investment opportunities, it will provide improved choice for shoppers who may otherwise simply visit other towns in the area.

"We are currently in talks with a number of major multiple retailers who are attracted to the plans we have presented and I am encouraged by the positive response and support that we have so far received. The provision of a major anchor store will play a key role in Ashton’s ability to attract and retain retailers in the long term by increasing footfall in the town on the whole."

The outline planning application is based upon extensive discussions with Tameside MBC and GMPTE and the extension is scheduled to open in 2009.

The exciting proposals from Apollo Ashton LP will more than double the retail space at the centre by adding a further 16,722 m² (180,000 ft²). In conjunction with the expansion plans, Apollo Ashton LP has worked closely with the Greater Manchester Passenger Transport Executive (GMPTE) and Tameside MBC to incorporate a modern bus station to improve transport links for visitors arriving by bus and ultimately Metrolink.

The expansion will enhance the economic vitality of Ashton by allowing it to compete with other neighbouring towns. By improving the retail facilities in Ashton, Tameside residents will be encouraged to shop locally rather than visiting other shopping destinations.

The centre, which was recently boosted by the arrival of HMV and news that Footlocker is to open a 200 m² (2,151 ft²) unit in March, has received early interest in the development plans from major retailers. The expansion programme would potentially put the Arcades in the UK’s top 100 shopping venues.*

Councillor Kieran Quinn, (Executive Member – Economic Services) commented:
“The Arcades proposal is an exciting project that demonstrates the growing confidence in Ashton as a place in which to invest. It adds another valuable ingredient to the emergence of Ashton as the most important town centre in the east of Greater Manchester. It will bring jobs and investment and act as a catalyst for further regeneration of Ashton alongside the recent IKEA success and the rebuilding of Ashton Market Hall.”

Councillor Alan Whitehead (Executive Member – Technical Services) added:
“A key element in this important development will be the remodelling of the bus station into a 21st Century public transport interchange. This is a major opportunity to design a purpose built interchange that will accommodate buses and the proposed Metrolink station for Ashton Town Centre. We look forward to developing the scheme with Apollo and GMPTE.”

GMPTE Projects Director, Michael Renshaw, continued:
“These proposals present us with an exciting opportunity to provide Ashton with a modern bus station and, in due course, tram interchange, reflecting the very highest level of passenger facilities – similar to those recently opened at Shudehill in Manchester and in Middleton and Hyde town centres.
“Subject to the proposals being approved, we will continue to work closely with Tameside MBC and Apollo Ashton LP to develop the scheme in detail, during which we will consult widely with users and potential users.”

Background
The Arcades Shopping Centre in Ashton-under-Lyne opened its doors in October 1995 and currently offers 1,306 m² (140,000 ft²) of retail space over two floors. The centre accommodates over 40 well known retail stores under one roof including HMV, Next, Woolworth’s, W H Smith, New Look, Superdrug, Bank, Footlocker, Original Shoe, Adams and H. Samuel.

Apollo Ashton LP, a joint venture between Hark Group and Apollo Real Estate, acquired the Arcades Shopping Centre in June 2005. Hark Group is a private development company with considerable experience of owning, running and expanding existing shopping centres. The company's owners and two principal operatives have between them over 40 years of experience working on shopping centres both in the UK, Europe and the USA.

*Research by independent consultants Javelin Group has revealed that Ashton town centre is currently ranked 171st in the Shopping Index, which ranks shopping venues in the UK based on presence and strength of multiple retail mix present.

So wheres the Arcades extension going? Over the bus station? Shame they cant develop the old 70's arcade next door with its derelict car park too. Ashton town centre has a lot of potential, hopefully the new offices at the west end of the town will help.

Replacing the bus station with something more like Hydes or Middletons would help greatly too

BDP, as part of a team headed by developer Lend Lease, has won the £500m major retail-led mixed-use redevelopment of Stockport town centre.

This follows on from the strategic Stockport Masterplan also prepared by BDP as an element of the town's 15 year Vision.

BDP's appointment is as lead architect and consultant specifically for the retail-led element. The practice will focus on the Bridgefield site which is identified in the masterplan as Stockport's main retail area and will involve linking into the existing 50,000 sq m retail space and increasing it by approximately 73,000.sq m.

Terry Farrell & Partners have also been appointed to work alongside the team and to give a strategic overview of the masterplan with a view to its wider potential.

The project will be led by BDP Chief Executive Peter Drummond and project director Terry Davenport who said "Stockport is a town with great potential. Excellent progress has already been made restoring part of the town's historic quarter and the Bridgefield site presents the opportunity to deliver a retail-led mixed-use development of high quality to the benefit of the whole town. Our recent significant masterplanning and design work in Manchester and Liverpool city centres has established a recognised high standard which we are keen to continue in Stockport."

Have this one although it's Whitefield - 9462 - taken today - Countryside and Properties develolpment I think . Question ? When does Whitefield become Bury. I live in Unsworth and have loads of arguments with the taxi drivers from MCR the airport - they have a fixed charge to Bury at 42 pounds- the journey takes less than 30 minutes.

legin : i live near you, up to prestwich is usually classed as Bury, but some peopel usually seperate the townships from the main town area.

sorry , i meant developments in CENTRAL bury, like in the town centre near the market etc...

Townside Fields, Bury

Working with Bury Metropolitan Borough Council through a joint venture vehicle, Ask has been appointed to bring forward a number of sites within the Borough, initially at Townside Fields where a mixed uyse scheme is planned for the town. 100,000 sq ft of office accommodation and 250,000 sq ft of residential will be developed together with high quality public realm and landscaping connecting the scheme to the town centre.

ASK Property Developments will partner Bury Council in an exciting new joint venture company (to be known as Askbury Developments) designed to generate multi-million pound investment in the area.

A £58m re-development plan for the Townside Fields site in Bury town centre is set to be the first project to benefit from the ground-breaking tie-up.

Bury Council selected the Manchester-based property developers from a shortlist of five, and the innovative partnership was approved at a meeting of the council's Executive on Wednesday 19 May 2004.

The first scheme for the new company is a stunning new £58m mixed-use masterplan for Townside Fields, which will span over 350,000 sq ft, immediately facing the Town Hall and bordering the Metrolink.

The concept for Townside Fields is the provision of four buildings which will accommodate a mix of offices, apartments, a hotel and new ancillary retail space, and will be of exceptional quality and design, creating a new vibrant quarter for the town.

Key to the development of the scheme is the provision of new public realm, including a new crossing to the Metrolink, providing an important connection to the town centre, in a safe environment.

This exciting opportunity is one of many to help provide Bury with the facilities of a modern 21st century town, to provide additional jobs, create more wealth and be complementary to the other positive aspects currently under development.
A planning application for the site is expected to be submitted in late Summer with work beginning on site in December 2005.

New Village going up



The new Village Hotel

A HOTEL is to be built in Ashton under Lyne as the town's property market hots up.

The De Vere Group has exchanged contracts with AMEC Developments and Stayley Developments to build a Village Hotel and Leisure Club at the Ashton Moss Leisure Park.

The announcement demonstrates a significant boost to the growth of Ashton Moss and continues De Vere's ambitious expansion plans for the Village brand, say the developers.

The proposals will transform the 3.5 acre site into a 122-bed hotel with conference and banqueting facilities, pub, café, restaurant and leisure club.

Village Ashton is expected to create up to 225 jobs in the area.

This is the latest development in Ashton, which is fast-becoming a property hotspot.

Redevelopment

Recently, Pennine Care NHS Trust announced that it would move its headquarters to the £42m St Petersfield development in Ashton, paving the way for a major redevelopment of the Tameside Hospital site.

The trust will take 22,000 sq ft of space within a 55,000 sq ft building on Stamford Street West, with the other 33,000 sq ft being developed speculatively.

The St Petersfield development will provide 280,000 sq ft of office space, with retail and leisure amenity facilities totalling 400,000 sq ft.

Ashton Moss, where the new hotel will be, occupies a prominent position fronting the M60.

De Vere property director Richard Kiersey said: "The Ashton Moss proposal signals another great opportunity for the Village brand.

"We are excited to be working with AMEC and we look forward to being part of the Ashton Moss development."

AMEC's Darran Lawless said: "Having De Vere represents a prestigious addition to the development."
