Selldorf Designing Faceted-Facade Tower Facing the WTC

Six months ago, when a corner site south of the World Trade Center sold for $48 million as part of a deal at the old American Stock Exchange, there was no word of what would rise there. But a design from Selldorf Architects has popped up for that plot, rising 54 stories at the corner of Thames and Greenwich. The designs for 22 Thames Street show a prismatic tower, topping out a few feet taller than the W Downtown a half block to the west. On the first five floors, tucked inside a base of irregular glass bays, is retail and residential recreation space, topped by two floors designated for "performing arts."

Rising above and reaching 637 feet, the tower features a faceted facade filled with 428 residential units. Last month the creative team at Selldorf posted a video showing the louvered fašade system, a "second skin" controlled by each individual dweller, and described thusly: "Cloaking the fašade, a system of operable terracotta louvers animates the building with its changing configurations and reflectivity."

You're kidding me. Is that red brick building being torn down?? What the hell!
There are two hideous white lowrises right next to it, along with an empty plot!


The tower looks good, but its location is awful.

no I think it will be built "in front" of that beautifull red building beside that lower little grey building With google Ohara's pub located in that lower building and the plot just next to it on the corner of thames and greenwich is free.

If I am wrong and its indeed that red building its a big shame IMO!!

Sadly, the old red building will be razed. While I would have liked to preserve it, there are many very similar ones nearby, and at least the new tower will be quite cool, which is a surprise since it's on a tawdry back street.

Why are it always the nice looking buildings that have to go.
As for the tower, it looks very good, maybe a little deep bays, but the design is new. Although it will not stand out that much nect to the WTC, but I think it will give a nice reflection with 4WTC. Also, 428 units is quite a lot for such a thin tower.

I wish it were being built on the site with the shorter building just north of it. That block is really sorry looking.

I always thought that red building stood out from the rest, from the WTC cams. It it indeed unique, and a really bad choice to condemn that one instead of using the plot across from it.
I mean, it would have filled an empty lot and covered a hideous blank wall. But no...

Its unbelievable this building isn't landmarked. It really is incredible that it will be razed. Its one of the best in the neighborhood without a doubt.

That plot in the picture above is the WTC VSC/Nicholas Church/5 WTC. It's spoken for.

Anyway, it's never nice to see an old beauty demolished. But consider me floored by this new tower. A completely new style of dynamic cladding with tons of possibilities for the visual experience of the residents and those on the street. That's just awesome. It'll look remarkable down there with the new WTC.

Those other lots are all being developed too. These are separately owned lots, so one has nothing to do with the other.

That ugly white building and the adjacent 80's-era office building are both being replaced with residential towers. The empty lot across the street from 22 Thames Street will be a hotel. And, in the front, you have the 5 WTC site.
