Ah, I see. You are right it's only 293 ft which is about right for a 27 story building.

Silly question perhaps...

But is there some industry standard or a particular reason to start at 100'? Just curious.

I could be wrong, but I think it has to do with basement levels not wanting to be counted in negative figures, i.e. -15', -30'.

Nothing particularly interesting about the design. But I can't say I dislike it either, which is already better than the 333 building.

For a box it looks decent with all the glass and rich texture of the façade. Certainly much better than 333 Hennepin.

Just cant figure out why developers never try to create something a little more unique. Our city used to be internationally renowned for its innovative architecture. Now everything built here feels like it's designed to be so "safe".

Perhaps there is not enough competitive pressure for developers to chase more attractive designs. If you are the only one building towers in a desirable area, why bother spending more on aesthetics? Also, places like Portland have more stringent design review that force developers to up their game. In Minneapolis, only the most pedestrian proposals seem to face any criticism.

Have to say adding this 27 story Tower next to the one currently being built will really make a noticeable impression on the northern part of the city skyline especially coming in from 35W out of Roseville. The current building already makes a noticeable impression coming down over the Hill just before the Stinson exit.

I think it's awesome. It's unique enough design for me, with a totally different tower next door - I love the contrast! If this one also gets lighting... I think the developer could knock the ball out of the park from a visual standpoint.

Update: Staging activities on the phase 2 site will wrap up late Spring 2018 with actual vertical construction beginning early spring 2019.

That's quite a lag. Is there still a lot of pollution mitigation to be done on that end of the site?

Yep, get all the equipment offsite after phase 1 and then do some more cleanup and install the soil vapor mitigation system.

I wonder if they'll install some sort of an air-scrubbing system given that there will be residences next door this time? Maybe they'll move the soil to the back of the property, closer to the tracks?

Another question: does Phase II take up the rest of the site, or is there further room for a tower or a mid-rise wrap on the NE end?

My understanding is that there is room for a 3rd mid to high rise on the far north end of the properties if the market is favorable at that time.

Yep, if you go to the south end of the auto center parking lot and draw a rectangle back towards the railroad tracks, that is phase 2. The rest of the space on that block is phase 3
