Will downtown San Jose ever develop the type of height and density of the downtowns in San Francisco, Oakland, and Sacramento?

It's from the Downtown Strategy 2000 document, which can be found on the Downtown SJ Redevelopment Agency website. I scanned the images from the PDF. Obviously, the renderings aren't accurately capturing new/proposed developments but they're still neat. Moreover, I think it gives one an accurate reflection of the kind of infill development and density DTSJ is striving for. If you want, I'll post the rest of the renderings to the SJ Development News 2 forum for you.

When were they planning on opening the casino again?

The site is currently being demolished. About half of the buildings have been knocked down along with all the trees. The press release in the Merc last year said they wanted to open for New Years Eve 2011, but that seems too soon. I guess we'll have to wait and see.

Also, the property at old Oakland Rd and Brokaw is currently being demolished, so it looks like the development is progressing there too. Seems like projects are starting to get funding, which is great for those of us who enjoy the new developements.

I drove by the site earlier today, the pre-existing building(s) is just about completely demolished. I don't think NYE 2011 is completely unrealistic. Based on the renderings, the casino appears to be a basic box, with some minor facade treatment. I don't think the tower is part of the first phase of development.







Looks like the Old Oakland Road/Brokaw site is going to be an Asian strip mall.

Asian strip mall, interesting. McCarthy isn't that far away, I wonder if there is that much demand for another massive Asian shopping center.
Dude, this is the South Bay. Much of Southern Fremont, North San Jose, and Milpitas are >50% Asian. Additionally, you have a lot of tech companies in the area (lots of engineers, many of whom are Asian). There are numerous Asian strip malls throughout the area and they are always busy. No shortage of demand here.

I'm not complaining, if it's going to be a strip mall I'd greatly prefer one of these instead of something more generic. I was just wondering if the market in the area is saturated already. There is even another Asian center right across the street from where they are building this one.

There is a pretty large Indian population in the area as well, I wouldn't mind seeing an Indian-focused center at some point, or maybe a hybrid Asian/Indian. I enjoy going through all of the ethnic supermarkets and finding foods I haven't tried before.

To your point, I think there's already a degree of specialization from plaza to plaza based on neighborhood/demographic composition. In Fremont and Cupertino there are lots of Taiwanese owned businesses. In San Jose, there are lots of Cantonese/Vietnamese owned businesses. I found a Fil-Am center in Milpitas recently as well. Certainly, I think the South Bay is overdue for an Asian/Indian oriented shopping center - I think it would be very successful.

San Jose: Council approves $120 million convention center expansion

The San Jose City Council on Tuesday unanimously voted to move forward on the $120 million renovation and expansion of the San Jose McEnery Convention Center.

Last month, the council approved the sale of up to $150 million worth of bonds to fund the project and by Monday the city had sold $138 million. About $18 million of that will pay for financing costs and a reserve fund as security for the bond holders. The project is expected to take 24 months, with the updated convention center opening in late summer or early fall of 2013.

The design-build project will add more than 100,000 square feet to the 425,000-square-foot center, including 35,000 square feet of new ballroom space and 25,000 square feet of flexible meeting space.

The city's 77 hoteliers are picking up most of the $120 million construction tab, after they agreed two years ago to charge their guests an extra 4 percent hotel room tax to be used specifically for this project.

Update: Apparently there was a meeting on May 9th at the San Jose Athletic Club about the project. Last I heard through the grapevine Barry wanted to add 100 units to the smaller tower. This would require him to get planning's approval as the development isn't approved for that many total units 500.

The Barry Swenson blog is interesting. It states the number of units sold for Axis, the 88, City Heights, and Plant 51. He said that the 360 is 6% leased after 2 weeks of pre-leasing.

At the bottom of the latest entrys is

"Don't be surprised if you hear about developers pulling building permits and breaking ground on new projects. Financing is slowly coming around, and we're hopeful that the valley will continue to be a leader in attracting the brightest minds to the best companies and providing quality housing for these employees."

I know that Barry Swenson has a lot of projects still proceeding but it sounds like other developers may start doing something. The most important part though is that it sounds like that financing is slowly coming back.
