TMG Partners Proposes 760,000 SQFT Creative Office In Uptown Oakland

The proposed development, at the intersection of Grand Avenue and Telegraph Avenue, calls for a 760,000-square-foot office building with approximately 10,000 square feet of ground floor retail and arts spaces. The development’s approval process is expected to run through 2018.

“The proposed building’s large open floors, high-ceilings, and column-free spaces – made possible by the engineering required to span the BART tunnel that runs beneath the site – form the kind of creative work space that growing companies crave. As an added benefit for tenants and the surrounding community, we plan on improving the Valley Street edge of the building so as to create a welcoming space for gatherings and events, such as First Friday events, pop-ups, and outdoor dining.”

Oakland approves two more towers, adding to building boom

Oakland's Planning Commission approved on Wednesday two highrise projects, adding more density to its downtown.

CIM Group, the city's biggest office landlord, won approval for 2 Kaiser Plaza. The office project has two alternatives: 670,000 square feet of workspace in a 250-foot tower or 1.1 million square feet in a 450-foot tower, which would be the city's tallest building.

RAD Urban received approval for 2044 Franklin St, a 29-story mixed-use tower that is one block from CIM's project.

Oakland-based RAD Urban's project includes 184 residential units, 57,000 square feet of office and 6,750 square feet of ground-floor commercial space.

More than a dozen towers are approved in Oakland's downtown, and four have started construction in the past two years. Developers have flocked to the city, attracted by soaring office and housing rents, an abundance of empty parcels and a government that has generally welcomed growth.

An apartment tower proposed at 1100 Clay St. in downtown Oakland, in a visualization. Downtown Oakland will get a big apartment complex now that a major developer has bought a parcel where the residential tower will rise.

CIM Group and Strada Investment Group, through a joint venture, have bought a development site at 1100 Clay from the city of Oakland, a deal that clears the way for CIM to build a 16-story 288-unit apartment complex. The 1100 Clay development also will include 4,000 square feet of ground-floor retail and a public plaza.

CIM Group Starts Construction of Apartment Building at Jack London Square

CIM Group announced today that it has commenced construction of an eight-story, residential development featuring 333 apartments and ground floor retail at 40 Harrison Street at Jack London Square, a 12-acre entertainment and business destination on Oakland’s waterfront. The development site is bounded by Embarcadero West, Alice Street, and Harrison Street, and is also adjacent to the San Francisco Bay Trail. The building is anticipated to be completed at the end of 2020.

The apartment building’s architectural design takes full advantage of its waterfront location with a glass façade providing sweeping bay views, balconies, and landscaped courtyards.

4th Street East in Jack London Square

Although this large residential project at Jack London Square broke ground last January, 2017, I haven't seen any updates posted here. Does anyone here have the latest on this project?

The project known as 4th Street East in Jack London Square has broken ground. This is the first residential mixed use project in the Jack London Square area in years and is by far the biggest. The project will consist of 330 residential units, situated directly above retail space. The seven story building will include 240 housing units, of which 66 will be loft style units. The second building will consist of another 90 residences. The existing building is currently owned by Cost Plus will be demolished to make way for one of the buildings and the second building will be built on a parcel of land currently utilized for parking.

The 4th Street East Building rendering is in the center foreground. As the article says, this residential complex is composed of two buildings. The white building is along the freeway with the other building directly adjacent to this building on the same parcel.

Oakland to break ground on a new residential building in North Oakland, next to the MacArthur BART station.

Boston Properties, San Francisco's largest office landlord, will break ground on May 2 on a 402-unit apartment tower next to Oakland's MacArthur BART station.

The 260-foot project at 532 39th St. will be the tallest building in North Oakland and the company (NYSE: BXP)'s first residential project on the West Coast.

The project includes 13,000 square feet of retail, where Fenton hopes to see amenities for residents and visitors including a boutique grocery store, restaurants and coffee shops.

The project includes 230 parking spaces in an above-ground garage.

With nary a word of opposition, BART has green-lighted a high-rise housing, office and retail development at its Lake Merritt Station that will probably completely transform the area around Oakland’s Laney College.

The goal is a transit-oriented development that includes a plaza and a pair of apartment and office high-rises — one 27 stories and the other 21 stories. One tower would be located on the old Metropolitan Transportation Commission headquarters site and the other on what is now the BART station’s parking lot.

In all, the plan calls for 519 units of housing, with 44 percent to be rented out at below market rate. About a fifth of the office space will go to local nonprofits.

One thing the development will not have is parking. The station’s 177 spaces are doomed to extinction...

The Board voted to authorize BART staff to enter into an exclusive negotiating agreement with a joint venture of East Bay Asian Local Development Corporation (EBALDC) and Strada Investment Group with a goal of creating a transit-oriented development (TOD) above the BART station.
