you need to refer to you contract. if you violate the provisions, then you might end up losing your units if you stop paying.

I don't think they will allow you to stop paying for the reason na kaya mo sya nabili ng mas mura is because you buy it at earliest at matagal pa matatapos yun construction. of course by 2014/15, yung price ng unit mo might already be double kasi gawa na yun condo at di na preselling yun... I'm hoping my agent will give me pics by next week but I'm giving her time to do that since this is not they're job and I'm just asking for a favor. Also got 2 unit combine there so I know what you feel...in every investment there's a risk....so we just cross our finger to have successful result...

mahirap pictyuran sa mrt dahil mbilis ung tren pero bigyan kita ng hint.. kung ano yung linagay mong pix sa fb page(yep nasa fb din ako ng victoria towers)eh almost same pa rin hangang ngayun: naging dalawa yung buldozer..unlike sa avida centera tatlong buldozer na naghuhukay at may mga poste na ginagawa.kaya xa mbilis....Target ng avida is Feb ng 2015 tapos itonng Victoria eh 2014-2015?? Sa Amaia skies cubao eh nawala mga Buldozer pero nademolish na strucures at sisimulan na ang hukay target date is 2016. Ang Victoria towers wala pa xang structures puro bungkal lang .

Tanong:Bakit mu ba kinkumpara ang avida at Amaya sa thread na ito?
SAgot: dahil masnauna ang San Jose sa pagdemolish at paghukay kesa sa mga ito..Nakikita ang mga developments ang tatlong ito sa bintana ng tren.Less than 2 months ago bago ako umalis ng bansa napansin ko na mukang sekyu lang ang nsa site sa oras ng working hours at nkatiwangwang lang ung nag iisang buldozer 1 week ata na ganun..tapos khapon eh inobserve ko xa uli kahit mbilis ang tren

bka Pagsapit ng 10 yrs eh hukay pa rin

i will end my payment of downpayment on 1st quarter of 2013. Since 2014-2015 pa ang turnover, at least they should be a proposal of stop payment then continue with payment upon turnover? i knew these scheme from other contractors, but does not say in the contract nila regarding this matter.

The concern is wala naman tatanggap ng bank financing or pag-ibg until the unit is still not turnove yet. And i do not want to go into their in-house financing that interest is high.

I already raise this thru my agent, still no reply from management. Well just an update that ung Mansion eh ginigiba, which i don't now if this is true kasi di ko rin sya makita from the outside.

Nabili ko to actually nung Bi-levels pa ang design nila, then they changed it to flats which i am still fine.

May nakakita na ba sa inyo ng License to Sell and Certificate of Registration of VS2? I know License to Sell defines the turnover date

tutoo na ginigiba yung mansion kase wala na xang pinto at bintana as of kahapon pero mukang mabagal ang pagdemolish pwede naman taniman ng dinamita para isang minuto lang sabog tapos sna dagdagan pa sila ng buldozer para naman humabol sa 2015 may katabi nga silang bentahan ng buldozer ung jbc ata..sna upahan na nila mga yun.knina inoobserve ko ang eton quezon ave. mukang mbilis din silang gumalaw pero nbalita sa t.v. na may namatay daw dun na constrction workers 2 yrs ago. sa experience ko sa san jose eh pinakita sakin ung cert. of registration nung nbuo na ung downpayment..at xempre hndi nasunod at delayed ng 8 months ung turnover..hehe ang saya saya

I just got an information from my Agent. After paying DP, they are asking to pay the balance na with 7% interest?

I should be furious. Check ko nga ulit contract ko.

okay lang sana 7% kung nandyan na ung units. Pero babayad ka for nothing? Parang hindi tama ata. At least they should be willing to risk their money to build it first, so that people can trust that they are gonna truly deliver it.

Medyo disappointing lang

1.sa in-house po ang market strategy is after dp eh magsisimula na ang 7% after making dp kahit dipa nakatayo ung building..pag nabuild na eh saka po pwedeng itransfer sa pag ibig or bank financing..maybe hindi po naexplain ng ahente nyu mabuti bago po kayu kumuha ng unit..i'm sure nsa contract yan.

or.....

2.another marketing strategy is dinadirect nyu po ba sa ahente ung payment nyu? kase pagkakaalam ko sa ibang developer eh 7% penalty kung late payments..malamang pinangshashopping muna nung ahente tapos delayed payments kaya po kayu chinarge ng 7% or kung sa opis naman nila eh di muna pinapasok sa computer or late rin nila pinasok kaya kayu binigyan ng 7% penalty..ewan ko kung ganitu na ang san jose.

I agree with you. After fully paying the DP, the balance should be paid thru in-house or Pag-ibig or Bank and will be subjected to interest rate kasi inutang mo na ang pera to fully pay the balance.
I'm sure inde alam ng ahente nyo ang sinasabi nya, or kung totoo man yan eh maling mali po yan.

expect nyuna rin po na may mga lalabas pa na mga fee pagdating sa turn over..madalas sinasabi ng ahente eh kasama na yun pero magugulat ka na lang na may babayaran ka pa pag anjan na.
sana po maayus nyu po ung gusot na iyan dahil nakakadisapoint tlaga ang mga bagay na iyan.

For my case, I pay 20% DP in cash, then 80% balance payment in 4 yrs for 0%. this was agreed and mention in the contract I sign. I got great agent and kilala ko yung sales director nya. She help me what info I need and she send me statement of account monthly even I'm not requesting about it... Hope you can talk better with your agent, help each other and sometimes understand them that they are busy as well. Hope you had good communicate and relationship with your agent para matulungan ka nya lagi...Good luck and God bless!

You cannot just assume of anything, they may add 5 or 10 bulldozer if they wanted to...for now, you'll never know if they'll meet the turnover date or not...and this may be risky part of investment especially for pre selling. You'll never know what will be the outcome. what I know is most of the developer deliver their condo not on time cause most of them rely only on their subcontructor which is not the case for nsjb. The only question is will they use this advantage...lol

nakakaawa din naman sila. yung mga agents dito sa victoria de manila kapag may mga kasamang prospects nakakarinig talaga ng hindi magandang feedback sa mga unit owners.
