Doesnít mean it wouldnt flood in a different type of flood event. It might be that flooding Pebble Mill might be the reason why this site doesnít flood.

For instance, if the area around Pebble Mill flooded and we had a similar rain fall event before the previous flood subsides it is possible that this site would then flood and that would be the reason why itís in the flood zone.

To illustrate, Pebble Mill might flood in a 1 in 30 year rainfall event. If that flood was followed by a 1 in 100 year event youíd expect more places to flood. What we donít know is the type of rainfall event that causes Pebble Mill to flood.



Then the site must just be unattractive for a hotel compared to student resi near the uni. Thatís as must as we can take from the two completely different sites.

Iím not saying a solution cannot be found and the flood zone is what is killing it.
I wasnít directly comparing Mac to the hotel Iím well aware they serve different purposes my point was based on the location Mac sits on the river actually below the level at which it would flood if ithe river overflowed the hotel plot is on higher ground and also no closer to the rea than the apartment block

I understand it may be in the flood zone but I donít believe this is what is holding it back the issues were mentioned around drainage previously

Itís a strange one as atleast 3 operators have expressed interest in the development and even put apps in theyíve made amendments to apps multiple times after but never come to anything strangely

Whatever happened to the green living wall that was to go on the side of the building on Great Charles Queensway? Was it ever approved?

No it got refused, they appealed, and that too got dismissed

theyíre having a laugh!!!

Itís one of the ugliest parts of the city centre - a green wall would be far better than the ugly advertising hoardings that are nearby.

Maybe... there's a proposal to build up next to it on that hilly car park soon and so covering the wall would be a waste of money and time? I fella can dream anyway...

St Edwards/Berkeley Homes rumoured tower at Snow Hill where Lumina had been proposed. It was supposed to be announced in March of this year, then it was put back and it's now October.

St Paul's Quarter went in for planning this time last year and Soho Wharf went in just before Christmas and yet neither have been approved. Why's it taking so long?

Don't know where to put this, so loosely fits in this thread but..
Whatever happened to any planning application for whats going on with the old Job Centre Plus building just by Summer Row? Appears to be a major refurbishment of some kind sadly. I say sadly because I was really hoping for demolition and a nice new build here.
Similarly the old HSBC offices next door now as a big UCB banner on it, seriously hope that just means they now own the site, would hate to think this will also just be a makeover.
Sandpits being "Sandpits" really does need some major TLC to make it a more appealing gateway, for me both these buildings should be bulldozed and start afresh.

UCB now own the building and theyíre converting it to part of the Uni, an app went in recently to reclad parts of the building.

Use the Interactive Dev Map. it's on there and has been since the app dropped last year. If it's good enough for Turley etc, surely you can have a goosey gander yourself.

The building was initially for refurb for UCB, but as Reiss pointed out, an app for external changes came about last month, with the building to be called The Link or something.. :/

Think the buildings gonna be painted on all sides & have like 50 different shades of blue.
