One of the UK’s largest wealth management firms is looking for a new office of up to 100,000 sq ft in Liverpool city centre with options including Kier Property’s Pall Mall and Peel’s Liverpool Waters under consideration.

The company is currently based in the Port of Liverpool building where it has around 60,000 sq ft. While its lease is not due to expire until 2026 and a search is still in the early stages, Place North West understands Rathbones is looking for short-term expansion space, while also eyeing options for a new-build office within the city centre. Avison Young is understood to have been appointed by the company to guide its search.

Options under consideration for the requirement of between 70,000 sq ft and 100,000 sq ft are Kier Property and CTP’s Pall Mall, along with Peel’s Prince’s Dock and Liverpool Waters; these are the two largest office schemes in Liverpool’s near-term development pipeline.

Peel secured reserved matters for plot A03 of Liverpool Waters, featuring a 70,000 sq ft office, while Kier and CTP are planning to deliver up to 400,000 sq ft of commercial space at Pall Mall.

Pall Mall is to feature an 112,000 sq ft office as part of its first phase, with future phases to include offices of 150,000 sq ft and 90,000 sq ft. Under the current timeline, construction of the first office is due to begin early next year.

Rathbone Investment Management traces its history back to 1669 and has its roots in Liverpool. It offers services including investment management, charity investment, specialist ethical investment management through its Rathbone Greenbank arm, financial planning services, and ISAs.

The requirement of 100,000 sq ft is the largest currently active in the city centre, and if completed, would be among the largest deals to conclude in Liverpool in recent years.

That’s not a bad thing though. They currently only have 60,000 sq ft of space in the old Port of Liverpool. They’re looking for around 70-100,000 sq ft which means that they’re looking to expand.

New office space is badly needed so that current occupiers have the potential space to expand.

This could be the pre-let that Pall Mall needs. I feel that Pall Mall is a more desirable location, simply due to the services that they will have around, although rathbones do like a waterfront location.

Surely they can't apprpriate a through and through Liverpool company which was established in the 1700s and has always had it's HQ in the city.

Although it’s not their HQ here now they’re still majorly tied to the city as I think they have the most (by a whisker) under management here. So probably top 3-5 outside London. Will try find out as I know a lot in that sector and I know they’ve been recruiting hard for their existing office. My guess is back office and moving jobs out of London as that sector is being squeezed big time.

I worked at rathbones for a while in 2000. In fact one of my big regrets was not to take them up on their offer of a job as a junior fund manager and instead plumped for a masters in nottingham.

Anyway i agree this is silly scaremongering to suggest theyre going to go to manchester but what do you expect from the usual people.

Yes it's uncomfortable, yes it's tedious, but to pretend that there is no state agenda to consolidate development in a handful of places in the country, and that Liverpool is not one of them, is to ignore reality. Why don't you try presenting your argument for why this is not happening, rather than attacking anyone who says it is ?

I think he/she is jumping at shadows. He/she made similar comments on the port thread, and alleged that people with specific knowledge of areas being debated were being put off contributing. This was directly after Wavertreelad posting something about technical issues in relation to port operation. Suspect that CC1 was riled by discussion of the politics behind the Freeport issue, but it's completely unrealistic to pretend there isn't a political context to issues such as these.

Last bump for comments for the planning application.

Earlier in the year the application for the remediation of the site had more comments of support submitted than objections. It'd be nice to see the same with this application.
