Staying at the Waldorf

A layout revamp in the Far East Consortium Group?s Waldorf Tower service apartments has resulted in a better opportunity for a larger cross-section of buyers to own a home in Sri Hartamas, Kuala Lumpur.

The 29-storey Waldorf Tower houses 160 apartments, and is sited on a 1.5-acre freehold parcel along Jalan Sri Hartamas 1 adjacent to the company?s Plaza Damas commercial development. It was initially launched with three layouts in early 2001. The Hampton and Crown Suites came with built-up areas of 1,460sq ft and 1,710sq ft and the penthouses with 3,435sq ft of space.

But since September last year, the project being undertaken by Malaysia Land Properties Sdn Bhd (Mayland) has now been given an additional four layouts. The new layouts comprise two studio units with built-up areas of 480sq ft and 680sq ft dubbed Studio 48 and Studio 68 respectively, and two larger designs of 1,000sq ft and 1,130sq ft named Ritz and Carlton.

As a result of this revamp, the total number of units available under the first block rose to 228 units, inclusive of 12 penthouses. To date, close to 60 per cent of the units have been sold, demonstrating the wider appeal the project has commanded since the inclusion of the new layouts.

The Studio 68 units come with one bedroom, while the Ritz and Carlton have two-plus-one bedrooms and three bathrooms. The larger Hampton and Crown Suites, on the other hand, have three-plus-one bedrooms and three bathrooms.

Prices for these apartments range from RM143,376 for the Studio 48 apartments to RM496,700 for the Crown Suites. The penthouses, however, are pegged from RM1.3 million.

According to Mayland advertising and promotions manager Ian Tay the availability of different sizes, layouts and pricing means that both investors and owner-occupiers are able to select a unit that best suits their needs.

Additional features that Mayland will be incorporating into the apartments have also gone down well with buyers who were undoubtedly also drawn by the project?s location and convenient access to Plaza Damas and the other commercial centres of Sri Hartamas and Desa Sri Hartamas.

?We have also incorporated practical features for the benefit of our buyers. For instance, all units come with 11-foot high ceilings, kitchen built-ins including a hob and hood, Broadband access and Astro cable sockets. For the penthouses we have incorporated formal and informal dining areas as well as a wet and dry kitchen,? he said.

Being a service apartment, the Waldorf Tower also offers aside from the usual complement of recreational facilities of condo developments (for which buyers will be charged 25sen per square foot) the services of commercial apartment suites located in the heart of the city.

In this instance, all services will be provided and managed by the Dorsett Hotel International chain, which is also owned by the Far East Consortium Group.

Among the services offered by the Dorsett includes leasing services, housekeeping, laundry and dry cleaning and even catering services for special functions. Charges for such optional services have yet to be determined, but will depend on the nature and frequency of the services required.

Car parking facilities in the development will be provided in a six-storey podium block. Purchasers of units with built-up areas of 1,000sq ft and above will be allocated one bay each, while buyers of the studio apartments have the option of either leasing the bays or buying them at RM20,000 each.

The Waldorf Tower is expected to be completed by early 2005.

24-09-2004: Plenitude targets RM4b launches

Property developer Plenitude Bhd has set a target of RM4 billion worth of housing property launches over the next 15 years, says its chairman Elsie Chua.

The company has lined up more property launches for its financial year ending June 30, 2005 worth RM350 million, comprising Sepang Permai in Puchong and two more blocks of condominiums in Sri Hartamas.

Its ongoing projects include its flagship development of Desa Tebrau in Johor, the township of Bandar Perdana in Sungai Petani, Kedah, Taman Putra Prima development in Puchong, Selangor and more recently, high-end housing project in Sri Hartamas, Kuala Lumpur.

Currently, the company has undeveloped landbank of 800ha in Johor, Sg Petani, Puchong and Sri Hartamas.

On Sept 24, Plenitude had a soft launch Changkat View Condominium, a freehold four-block property in Sri Hartamas. At an event in Kuala Lumpur, it also signed an agreement with Great Eastern Life Assurance (Malaysia) Bhd.

Speaking to reporters after the ceremony, Chua said buyers of Changkat View Condominium would get a free Changkat View Supreme Link Policy, a life insurance policy from Great Eastern.

The policy offers purchasers an investment-linked life insurance plan that grows in value over the years with no additional cost, as Plenitude is paying for the premium.

In the event that the property is sold off, the policy owners would still enjoy the protection and insurance coverage of the plan until they decide to surrender the plan.

Chua said the first condominium block, comprising 199 units, had an estimated RM200 million gross development value and would be offered for sale starting October 10.

She expected full take up rate upon completion of the project in 2007.

Bursa Malaysia delists Actacorp, Sri Hartamas

BURSA Malaysia Bhd yesterday delisted Practice Note 4 (PN4) companies Actacorp Holdings Bhd and Sri Hartamas Bhd.

In a statement, it said despite the delisting, the securities of Actacorp and Sri Hartamas may remain deposited with Bursa Depository.

Both companies will continue to exist as unlisted entities.

Bursa Malaysia said these companies can continue their operations and businesses as well as proceed with their corporate restructuring.

“However, their shareholders will be holding shares which are no longer quoted and traded on Bursa Securities,” it said.

According to Bursa Malaysia, shareholders of Actacorp and Sri Hartamas may withdraw these securities from their Central Depository System accounts anytime after the delisting.

More SunCity launches on the cards

SUNWAY City Bhd (SunCity) has lined up an impressive list of new property launches this year that will provide further impetus for the group to boost its brand premium and create a stronger foothold in the high-end residential property market.

Besides new launches in the group’s seven on-going developments in the Klang Valley, Ipoh and Penang, the projects to look out for this year are the Bandar Sunway Southern Precinct, Mont’Kiara – Kiara Hills Courtyard Villas and a condominium development in Sri Hartamas.

To be built on the last undeveloped precinct south of Bandar Sunway, Southern Precinct would feature about 5,000 units of mixed property, comprising mainly residential units including waterfront bungalows, condominiums, apartments, retail space and offices.

Tagged as the next Mont’Kiara, there will also be limited development featuring lifestyle commercial units on eight acres to cater to the needs of the residents. About 20 acres have been earmarked for the new Monash University Malaysia campus.

Those who are shopping for trendy homes in well sought after address should also consider the condominium development in Sri Hartamas. The 37-storey block of 206 condominium units, with state-of-the-art security facilities, is SunCity’s commitment to embark on higher-end residential development in prime areas.

New launches have also been lined up in Sunway Damansara, Kiara Hills, Sunway SPK Damansara, Sunway Kayangan, Sunway Cheras, Sunway Ipoh and Sunway Semenyih. The other two developments located outside the Klang Valley are in Bukit Gambier in Penang and Sunway City Ipoh in Perak.

Most of the launches will comprise various types of high-end homes, including 4½-storey super courtyard homes, double-storey super link units, bungalows, and 2½-storey link homes.

SunCity has also ventured into Cambodia and plans to launch 142 bungalows, priced from US$106,000 to US$233,000, in the next few months.

To outdo its previous record of selling more than RM1bil worth of properties achieved in the last financial year ended Dec 31, 2004, is no small feat.

SunCity, which plans to release RM1.3bil worth of new launches this year, has raised its sales target to RM1.2bil but it helps to have an enthusiastic management team that is ready to bring out the best yet.

The reputation of the developer, product differentiation, and branding and location are important considerations for buyers. Although price is also a factor, branding and a developer’s reputation supersede in terms of importance to the buyers.

Projects that are undertaken by developers with strong brand image usually get to command a premium price level in the range of between 10% and 15% compared with other developments in similar or nearby locations.

According to SunCity group head of sales and marketing, Terence Saw, the key to attracting buyers is to come out with very unique and innovative products that meet the needs of the discerning buyers.

“We have a team of experienced product research and development personnel who keeps track of the market trends and design products that are in vogue. Innovation and well-designed products have certainly given us an edge to build up the SunCity name into a highly regarded brand among property buyers today,” Saw told StarBiz.

SunCity’s strong branding and reputation have earned it good mileage in terms of price. Its properties are able to fetch premium of 10% compared with other developments.

He said with lifestyle in vogue now, the group’s new product offerings would cater to this growing market, especially in the Klang Valley and other bustling markets such as Penang and Johor.

The group’s sizeable land bank of close to 2,350 acres in strategic locations and well-conceived projects will work to its advantage to further enhance SunCity’s brand image.

Saw said the new product offerings that would bear the SunCity hallmark of innovation and quality excellence were set to further raise the group’s profile as a top-notch developer to make a bigger foray into the lifestyle and higher margin property market.

The group’s top selling developments are Sunway Damansara, Kiara Hills and Sunway SPK Damansara that have raked in sales of RM331.3mil, RM280mil and RM183.9mil respectively last year.

The 390-acre Sunway Damansara is earmarked for completion in 2009. The remaining 151 acres left will generate a gross development value (GDV) of some RM1.5bil.

Kiara Hills with its offering of 88 bungalows, 33½-storey courtyard homes and 234 condominium units will generate a GDV of over RM1bil when completed in 2009.

Sunway SPK Damansara is also another well-received project that has scored high premium price advantage. Despite the price tag of RM558,888 for the double-storey terraced units and RM648,888 for the 2½-storey linked homes, the take-up rate has been strong with over RM200mil worth of properties sold to date.

The 120-acre project, a 50:50 joint venture with the SPK group, is scheduled for completion in 2008.
