My turnover is tomorrow & as I am a British citizen it makes it very hard for me to see the final inspection so I have my special power of attorney who is my Auntie to oversee this project.

After reading vastly here it gave me great insight as to what she should look out for so fingers crossed all it goes well.

Did anyone here go for British Modern as their fixtures??? I really want to see the pictures of the actual units/pods. Once I get mine I will certainly post them on here.

And in regards to the other charges am I correct in stating that we will be paying a monthly maintenance charge?

This will just be a holiday home and not for rental purposes as I read about all these fees which are just ridiculous. When the poor get poorer the rich get richer. Can someone please tell me what is this mayor fee?

From what I know December 2014 pa ang turnover. It could be earlier pero to be safe by Dec 2014 pwede na lumipat. Association dues are the only monthly fees I know of, it already includes the maintenance fees and the like.

My friend referred me to this forum and he advised me to post my olx ad here. I'm selling my 1BR @ One lilac ( Spot cash + Assume payment) .I'm still paying for the 30% downpayment which you could continue until 2017 (you may settle the remaining required downpayment if you wish to move in )

Hi guys, i saw the rental of lilac is getting 23-25k, is it really worth it? any tenant or owners still active in this thread? hows the build quality, give some opinion, Federal is selling BNEW lilac 1br for almost 4 mil now, i am wondering is this price really reasonable.

^ i am renting out my unit to a Singapore expat. my other friend is renting his one to a Malaysian expat. for renters working in RCBC, GT International and other offices in this part of Ayala, they prefer Oriental Ganrdens Makati than say Jazz. Jazz which commands the same price but so much inferior in terms of quality, unit size and location. personally I was satisfied with my unit when it was delivered. and i was particularly impressed with the toilet tiling and finishings. so much better than my experience with smdc, dmci and avida. overall i did not have any major issues with my punchlist. my only complaint was with the elevator layout. and sometimes i wish i got a bigger unit from the beginning. sayang kasi it was still well priced during pre selling

We have a unit here on the 11th floor rented by a chinese woman 25k mothly 1 year contract so far it's good.
