Baraha Motor City | T/O مدينة البراحة للسيارات

Baraha Motor City, a QR2bn project to provide every conceivable automotive service in one location, was announced by Qatar’s leading listed real estate company Barwa yesterday, ahead of the first international edition of Qatar Motor Show, which opens today.
“Positioned next to Qatar Racing Club (Street 52, Industrial Area), the project, covering almost 2mn sqm, is to see the completion of its first phase in three years,” Ibrahim Fakhroo, director of Real Estate Investments (Qatar), said.
Located 14km south west of the city centre, the new commercial hub for automotive industry is designed to be delivered in two main phases, with a construction period of five years.
The land for the project, drawn up in line with Qatar National Vision 2030, will be provided by the government.
“Designed as a modern functional destination, Baraha Motor City will create a self-contained integrated community to attract motorists seeking a broad range of automotive related services,” the official explained.
With over 10,000 motor cars added to Doha’s roads each month, the project has been driven by the need to offer Doha’s increasing number of motorists a dedicated centre for all their automotive needs.
Baraha Motor City is described as a destination for anyone wishing to purchase private or commercial vehicles, vehicle-related products and to facilitate related activities.
The main hub of the project will provide retail and merchandising areas, commercial offices for trading, insurance and logistics, car showrooms and light food and beverage outlets.
It will be the place where people working in and visiting the area will be able to socialise, conduct meetings and shop for cars or related motoring services.
In addition, there will be an area for car auctions, both private and public, and for workshops offering repairs and garage services as well as vehicle technical inspections. A driving school and test track zone are also planned along with heavy commercial vehicles and truck parking zones.
Workers at Baraha Motor City will be provided with community facilities such as a medical centre, banking, a police station, petrol station, fire station and masjid. The administration zone will house Government offices such as a traffic department for car registrations, and that for property and facilities management.
The mega project will be added to Barwa’s sizeable portfolio of developments in Qatar – from housing to retail, from fitness centres to hospitals and schools, from hospitality to offices and financial business centres.
The project resonates with Barwa’s involvement in the sponsorship of world-class motor sports, including the drag-racing team led by Sheikh Khaled bin Hamad al-Thani, and rally champion, Nasser al-Attiyah, who recently won the Dakar Rally in Argentina and Chile.

Barwa to build Motor City near Salwa Road

A QR1.5bn Motor City, comprising showrooms for used cars and related facilities and services, is to be established by Barwa Real Estate Group at Rawdat Rashid, a Doha suburb along the Salwa Road and across Aqua Park.

“Barwa has signed an agreement with the Ministry of Municipality and Urban Planning (MMUP) to lease out about 1.15mn sq m of land to develop and run the project for 30 years, based on the BOT (Build, Operate, Transfer) system,” acting Group CEO Ahmad Abdulla al-Abdulla said yesterday.

In addition to showrooms for used cars, the new Motor City will provide services like workshops, maintenance centres, warehouses and car rentals.

Al-Abdulla said that a survey was conducted with existing showrooms to know their problems. “Many of the showrooms are exhibiting cars outside their shops, which is not the right practice. Motor City will solve problems like these and provide new opportunities for investors.”

Observing that 80% of the used car customers came from outside the country, the official said showrooms would cover 34% of the new “city”.

“It is a four-year project,” al-Abdulla said.

“The first stage of the project will be completed by 2015 with detailed design. The two-year second stage will see the completion of the buildings and the infrastructure. All the other formalities will be completed in one year which will be the last stage of the project.”

The acting CEO said that an advanced electronic system would be used to connect data about cars to the Hukoomi website and consequently to the Ministry of Interior. This system will be available for download on a different medium, websites and smart phones.

The project will offer a race track in addition to a number of sports activities.

More services such as offices for the Traffic Department, technical testing, offices for the Ministry of Interior, Civil Defence, Ministry of Municipality, banks and car insurance office will also be available at the location.

It will contain commercial units, two hotels, staff housing for families, workers’ accommodation and a driving school.

Answering a question, al-Abdulla revealed that Barwa presently had no plans to build residential facilities for low-income families. “Last time, we had instructions from the government to build such facilities. If there is any instruction or requirement, we will be happy to take up the responsibility. Anyhow, we will not enter the market unless there is instruction by the government in this regard.”

The developer appears to have scaled back its plans, reducing the size of Motor City by more than 40 percent. The cost has also dropped from an estimated QR2 billion (US$549.21 million) to QR1.5 billion ($411.91 million), according to media reports.

Barwa Real Estate Company is planning to come up and develop a city called as The Baraha Motor City in the Industrial Area in Doha. It will cover an area of 1.8m sqm is a mixed-used commercial project of Barwa with integrated facilities, including parking space heavy vehicles, housing for low-income workers and engineers with all community facilities such as petrol stations, mosques and others.

Once completed, the Motor City with a self-sustained integrated community for motorists will have automotive-related services such as vehicle inspection centre, truck wash area, tyre replacement and other maintenance-related services.
