#Completed: SW1 @ Southbank

238 residential apartments, 17,000 sqm commercial and retail/ commencement date 2005

The Mazda site is where South Bank meets West End. SW1 is therefore, the unifying name for this site masterplan and new Joint Venture headed by Austcorp Group and includes Brisbane developers Property Solutions and Urban Plus.

The 1.8ha site opposite Musgrave Park, will feature a mixture of apartment and terrace buildings, shops and markets.

The $200 million retail and commercial development incorporates five architectural firms that will assist in the development, each focusing on a distinct precinct parcel. Cox Rayner is the leading architect alongside Haysom Architects, John Mainwaring & Associates, Innovarchi Architects and M3architecture.

The commercial hub will be centred on a street-level public space and market space connecting retail outlets and public art works fronting Melbourne Street and the residential sector will include one, two and three bedroom apartments.

i drove past the site last weekend, its got wooden carved things stuck on the fence... not the most attractive artwork.... but i like the idea of a connecting area between south bank and west end... something that is quite lacking at the moment...

also, the empty space beside south brisbane train station says theres a big redevelopment for a transit centre... ie for bus terminal/train station with shops and stuff as well... anyone else know about that?

Ground works on this development are well and truly underway with diggers along the Melbourne St side at work since last week.

Thats good to see! I haven't even seen any proper renders or plans though so I never imagined that it was so far advanced. I love this project as it will form a much needed link between West End and Southbank making Melbourne street one of Brisbane's premier shopping and dining precincts.

In either November or December last year there was an article that stated that the final plan was still to be completed, so I'm surprised that they have started. Usually the South Bank people are really effective of advertising what they are doing.

I also want to find out what is happening at the remaining site next to 189 Gray Street; there was to be either an 11 or 13 storey building.

Piling is now underway and they are still digging although it looks like they have gone as deep as they are going to on the Melbourne St side.

As an aside - I have just returned from o/s and noticed that Blend is banned at the top of the page. I almost forgot about that wierd little enthusiastic guy. What did he do this time to upset Tayser?

I went and had a look at the SW1 plans today...there are a few pictures on the wall and a nice small model. Since diagrams are usually easier to understand...



It is possible the one of the 5's is actually a 6...the others should be right. According to the SBC the bottom-right building is 9-levels and so I've gone with that, but it actually has a roof area which has its own little roof, so it could also be 10 levels above ground. There is a two level carpark underneath all of the buildings.

A theatre somewhere in there, would have made this development infinitely better.

Why? There are several theatres near by....about 3 other than the ones in QPAC that I can think of.

the pic posted by Orfeo has the elevations (as floors)
think: a residential floor is usually about 3m (can be less)
so a 9 story building is 27m

overall its a nice development.



Is all that walkway open to the public?

Because:

a.) a new theatre is always good. Shows we might not have previously had the space to give, could open.

b.) it mixes things up. Personally, I'm get sick of the same old - retail on bottom, apartments on top. Why not be creative and add something else to the mix.

Yeah I tend to agree although Im not sure that a theatre would have been my first pic, but I had been hoping that it would have been alot more public space based and alot more open. Even with the retail base that it has I would have preferred to see the buildings around the edge with a large mall type area in the middle. Maybe a bit of forward thinking to include space either at street level or underground for future PT infrastructure would have been good but hey, Im sure it will be great.
