Guys I just reserved a unit facing Dela Rosa as I don't want to see the Enrile tower. Nasa 9th floor. May chance pa akong palitan to a better floor pero since I do not know anything about Makati and what to see along Dela Rosa I need to know from the locals if my decision is okay. Salamat!

Facing dela rosa street is a good view facing the legaspi village

I'm still seeing several ads in sulit with units priced below the VAT threshold. I suppose that these are for cash payment terms with discounts applied to the TCP.

I'm interested in investing in this project, but can only afford the non-VAT defered 20% DP option, with 80% bank financing at turnover. May makuha pa kaya akong ganitong unit?

Thanks. Pero how about being at the 9th floor? I know it is only a floor down to the amenities but how about what I will see on the balcony. There are a few low building at front of tower but I don't know how tall those are. You think I will see the roof of those buildings or will see a desk on the offices (I think they are offices).

If you want I can get you in touch with my agent. One thing I did is I made my own payment terms and Ayala said yes to it. You are not bound on those payment terms. You can always make your own as they will try to sell a unit to someone who is really interested rather than getting that person who has the capability to pay to just walk away just because their payment terms is not to the buyer's liking. One thing I learned in dealing with real estate is "if I have the money, I am the client, I should take control of it and not the seller"

no it does not flood in this area.
Flooding is at pasong tamo and buendia areas

Cool! I was so paranoid I took the highest podium level. Hopefully I won't regret it but I was thinking the higher the safer (cheaper ass well) and less chance that someone will hit the car because of less traffic passing you.

BTW...magkano rentahan ng parking space sa makati ngayon specially on Kroma's area?

It doesn't take that much cash, at least not up front. I know someone who got a unit last year negotiated terms that were no d/p on day one, 3 years of monthly payments to Alveo, then bank financing for the balance.

9th floor facing Dela Rosa will have roof views of the buildings across the road. But since it's still a low floor, other nearby buildings like Midori will have a view of you.

9th also has the least expensive units because it's got the least desirable view of the standard unit floors. For the same layout, 8th is the most expensive not because it's the amenity floor but because the ceiling is 3 feet higher.
