makati is makati.

this is still a good invest if u want a condo with open playground for ur child in the city. i visit nuvali park last week, its better but too far from manila.

120K/SQM IN MAKATI VS 100K IN nuvali

Hi guys, I am from overseas and new to this forum.

Went to Solstice showroom recently and was told Solstice Tower 1 and 2 have reached the 40% foreigner quota (apparently most foreign buyers are China nationals). For Callisto, foreigner can still buy but the price including VAT is ~135k-140k/sqm.

A Chinese colleague's friend is now trying to transfer at cost his Solstice Tower 2 condo option (signed in Apr 2017). 30+ level, 128k/sqm, 2BR, downpayment 1m, 3m over 48 months, 6m at 2021 (if turnover in 2019 and want the keys, need to pay up everything to get the keys. If not in a hurry to get the keys, can wait until 2021 for the last payment.

How do you guys view the above deal in context of Solstice location and potential?

Ayala Land will put 2 dorm-like building in Circuit. Based on the Inquirer article, each tower will have 300 rooms, both of which are targeted for completion by 2020 to accommodate 2,400 people. These dorms are seen to open up living space to office workers at P5,500 to P6,000 per person per month.

Circuit will be more affordable to renters, but these new towers are bad news to rental investors.

I wonder where these 2 buildings will be located within Circuit. Anyone have more info?

Rental investment is not a good idea for Circuit. Better to invest in Main Makati CBD.

dont worry guys those dormitory or flats will not be constructed inside circuit makati. its going to be built somewhere in between circuit and makati cbd. circuit makati will not waste its valuable space just for this. it needs to maintain the prestige of those who invested in the condos and its premier land value so i dont think circuit makati will do that

It will be built somewhere near Circuit Makati so I guess it will be at the border of it or maximum walking distance away. Ayala won't build it somewhere far where it would be difficult to rent it out.
They are building a similar project inside BGC where the land is much more expensive than in Circuit Makati. And if you check The Flats BGC you will see that it only occupies a very small land area.

whats the percentage of completion for solstice tower 1? is the turnover going to be the last quarter of this year 2018?

Is this even confirmed? That's a 3.3-hectare lot you are talking about.

The real story kasi, SM was the first one to negotiate with the purchase of the whole Santa Ana Park, pero ang gusto kc ng owner ng race track is joint venture, ayaw nila bitawan totally...Nag-release na before ng plan ang SM regarding their soon to rise SM City Santa Ana, eh since ganun ang nangyari, Ayala ang nakapag-seal ng deal....Pero the owner of Santa Ana Park still gave the fenced lot to SM for their upcoming mall. Ang sabi 2018 start ng clearing ng site...pero up to now wla pa ring movement.

...yea i agree. Utang na loob andami na ng malls tawid ka ng kalsada ayamall circuit na . Pls lang conserve that green spot which is rare na sa city natin. Make it like a green park in d city like a mini central park version of manhattan.or maybe sm can make it like an ecopark or a botanical garden with indoor green conservation like rainforest park sympre may entrance fee para kumita ang developer but pls enough with d malls

That solstice tower looks better than kroma at least lol. Better dimension and bigger windows
