Shrubhill | Broughton | £95m | U/C

I felt this probably deserves its own thread.

One of the Edinburgh 12 development sites, Shrubhill comprises two adjacent developments - a mixed-use student residential development on the site of the former Shrubhill House and a large mixed-use residential development on the former tram and bus depot at Shrub Place.




Shrub Place

Built in 1898, the B-listed tram sheds originally served as a power station and repairs workshop. As the trams were phased out, Shrub Place became a bus maintenance depot for Lothian Region Transport before the land was sold in 1999. In the last fifteen years, the site has changed hands a number of times with various developers failing to get beyond the planning stage. The current plans are by Places for People, who purchased the site last year and have submitted planning applications broadly following the existing consent obtained in 2005.

346 homes are proposed across seven new-build blocks designed by Cooper Cromar, including a block of affordable housing by Port of Leith Housing Association and a block of elderly housing units by Castlerock Edivar Housing Association. Block A, fronting Leith Walk, would have two ground floor retail units.











An underground car park provides parking for residents. The landscape design is inspired by the history of Shrub Place, with a line of tram tracks running through the site as the spine of the public space.



A further 30 units would be contained with the converted trams sheds, designed by Morgan McDonnell Architects.










Shrubhill

Shrubhill House, an office block designed by Marshall, Morrison & Associates (MMA), was built in 1970 and latterly was occupied by the council's social work department but has lain derelict for a number of years. Like the former tram depot site, Shrubhill House has a long planning history, with numerous failed attempts to replace it.





It was finally demolished in 2014 and construction began on a scheme by Ziggurat Student Living which will provide 260 student apartments and five ground floor retail units fronting Leith Walk. I think the design is by Acanthus Architects DF. Completion by September 2015.

The buildings seem quite short, it's a shame they couldn't add in a few extra floors to provide some more flats.

Student flats specialist gets £30m RBS boost

The firm, which was founded by Edinburgh-based Jim Pike and colleague Matthew McAdden in 2008, has completed a number of student accommodation schemes across the UK and Ireland, including the 64-bed Wellgate House which opened in the Scottish capital in 2010.

It is now working on a massive 532-bed development which is spread across two locations in Edinburgh, one on the former site of Shrubhill House on Leith Walk and the other at nearby Murano Place.

The twin facilities are due to be completed in time for the coming academic year with the University of Edinburgh already signed up to take 95 per cent of the properties. The flats will also be used as affordable accommodation for visitors to the Edinburgh Festival.

The Shrubhill House site also includes more than 18,000 square feet of retail space, much of which has been pre-let to Sainsbury’s for a new convenience store.

The funding deal has been agreed with Royal Bank of Scotland. Debt funding of £4.4m has also been secured with RBS to assist with the development of 88 student studios adjacent to Newcastle University, also opening later this year.

Ziggurat, which runs two student accommodation sites in Reading through a sister company, and one in Dublin, said it planned to roll out further developments in Ireland next year.

The company has formed a partnership recently with Abodus Student Accommodation which is “actively progressing” a number of schemes across the UK.

Pike said: “We’re very excited about the new developments in Edinburgh for a number of reasons. They will provide much needed student housing stock in the city and will regenerate a derelict site that had become a real eyesore for over a decade on Leith Walk.

“This project is also supporting and creating jobs, with a Scottish-based contractor, Ogilvie Construction, heading the project and support from a number of locally based building services professionals”.

The firm has been supported by RBS’s real estate finance team, which over the course of the last year has concluded more than 200 deals.

Relationship director Martin McCourt said: “We’re delighted to support Ziggurat in their new development in Edinburgh, where they have an established track record, and in their wider growth aspirations within other UK university cities. These developments are also creating jobs and enhancing communities.”

Planning Consent for Shrubhill

The 356 space underground car park will provide safe and secure car parking for the occupants and is accessed from pod access units located strategically within the public realm.

That photo shows nicely why whoever owns the former Leith Walk station needs to build on it! It'll be the one remaining gap site.

Agreed, especially as if/when the tram is extended the McDonald Road stop will practically be on its doorstep - good location for a hotel I'd have thought. Unfortunately, according to the planning portal it has never been subject to any planning applications apart from those relating to the digital billboard so the mystery owner doesn't seem interested in developing it.

That's a shame, but looking at the site again, I'm wondering if the billboard site is actually quite small and much of 'gap' is still attached to the railway - the part overgrown with trees seems to be railway embankment.

As far as I know, the only trains that use the line are going to Powderhall which is supposed to be getting closed. If they could build right up to the railway (or even over it, like the other side of the road), there would room for quite a reasonably sized hotel.

The site's not huge right enough - the boundary is from the right billboard in the first image - but it extends back a bit - the tarmac area in the second image. Still worth developing though, I'd have thought, even just a nice residential block with a couple of retail units below. Good idea about extending over the railway for something more ambitious.

Great work! If the railway was converted to a path (as I've read somewhere) there's a good bit of space there to work with.

In any event, clearly the tenement builders expected something to be built on the end!

I can't believe they have moved students in when the ground floor remains a mud pit building site and they hadn't even finished cladding it! Generally find it an ok development but I was disappointed that the mouldings around the windows (which I thought looked stone on the renders) is just black metal

Other than Sainsbury any clues on tennants. Would love a peters yard or something but suspect Starbucks might be best we get.

Early days yet I know but I'll be playing close attention to this one.

Being slightly further away from the city centre than the new Brunswick Road development by Cala i'm hoping its a tad more affordable than the £250k Cala want for a 2 bed.

A few photos of the student development at Shrubhill - 260 rooms above five retail units. I'll not mourn the loss of Shrubhill House but unfortunately its replacement is another of the bland sandstone boxes that find favour with the planners. To my eyes it also suffers from some awkward design choices - window size and layout, the tiny setback at the southern end, unaligned cladding, etc. Work is still ongoing on the ground floor, including fitting out the Sainsbury's unit which takes up most of the Leith Walk frontage. I'm not sure the couple of retail units round the corner, facing what will be the entrance/square of the wider development, will have any takers until the adjacent block is built. No sign of any activity on the rest of the site.

The legal agreement for the remainder of the Shrubhill site has been concluded allowing construction to begin.

About time!

I was startingto think that it was going to turn into another long term gap site like: Morrison St. Goods Yard or Riego St.

Interesting thoughts on the old Leith Walk railway station. I think it's quite difficult to close railway lines completely, as there has to be legislation passed to do this. Also I think the rail lobby groups (fan boys) aren't keen to see railway infrastructure removed!
