ADELAIDE: Flinders Link: IAG and Santos

Thought I'd start a combined construction thread on this one.

Here's the IAG office. The proposed resi tower to the left will be replaced by a new building for Santos:

wow, this one's getting whacked up quite quickly - when I was in town a couple of months ago they were still preparing the foundations

I'm pretty sure the building shown to the left was the original proposal for a 15 level resi

Thinking back, I reckon you're right mate. I'll edit my post.

So we don't have anything to go by as to what Santos will do.

I think they'll go all out, as large companies generally do with cutsom built offices. Looking forward to seeing what they come up with.

What is actually under-construction?

I doubt it's the office building, it looks too small, could it be the multi-level carpark?

It's surprising there isn't a tower crane on the site.

I'm pretty sure it's the core for the office building mate.

This is from the Capital City Committee site:

Quote:
DESCRIPTION
This joint project at 58-80 Flinders & Wyatt Street will replace the former Nolan Shannon Building, the rundown YMCA Building and the former BEA Motors site and will include a pedestrian walkway linking Flinders and Pirie Street which would join onto Freemasons Lane (Stage 1); a multi-storey public carpark with 650 spaces (Stage 2); the construction of a nine-storey apartment building fronting Wyatt Street with 36 two-bedroom apartments - Dakota on Wyatt (Stage 3); a multi-storey office building (Stage 4); a 7-storey office building for one tenant (Stage 5)

STATUS DETAILS
Demolition of site buildings is complete. Building approval has been received for Stage 2 - multi-storey carpark, which is to due to commence shortly. Stage 5 - construction to commence shortly
Looks like Will was right and the construction pics above are of the car park. If that is the case, I've got no idea where they're going to fit the IAG offices.

Thanks for the photos Pants; this is definately a very weird development. I've never seen a core constructed independent of the main structure.

From this week's City Messenger:

Quote:
Design Approved
The design scheme for stage four of the $140million Flinders Link project, the 13-storey office building Santos will occupy from mid-2007, has been approved in confidence at a City Council meeting. Work is expected to start in June on the Flinders St site - which will also include a multi-storey carpark, a nine-storey apartment building, and a seven-storey office building.
Confused.

Anyway if this is true then I guess this is a new one for SS.com - and maybe it's already U/C (or is that the 7 level building??)

That's what I can't seem to understand mate.

The larger office building in the first render was supposed to be 10 levels and have a pre-committment to IAG for 70% of it.

They're now saying that it's 7 levels (just enough to fit IAG), but I can't see how that would be viable in such a prime spot if they had DA for 10.

The Capital City Committee site says that it's the car park currently under construction, but if that's the case, there's no way the IAG building's going to fit. My guess is that it's the IAG office in our pics and the car park is going to be a part of Dakota, but the parking space in the render is unlikely to fit much more than the residents' cars.

The Santos building will go to the left of the IAG, so that's pretty straightforward, but the rest does my head in.

well the core seems to be at around level 7 now and the size and height of the levels look more suited to an office building than a carpark, by my judgement (although I'm no expert). My bet would have to be on the IAG building, unless the core continues to grow.

Yeah, that's what I was thinking mate.

Judging from AtD's photo, it also looks as though they're putting up supports for an 8th level(?):

OK, some clarity:

Spoke to someone on this site today. The pic definately does show the core for the IAG office building. This will be 9 storeys including plantroom.

Strangely, unless I misinterpreted him, they're not having a tower crane for this building. They are of course, having some form of crane (I can't remember what they called it) which at this stage, they're assembling tomorrow.

I work just down the road, so I'll take a pic of whatever it is, if it does go up.

Haven't stepped out of the office today yet mate. Will hopefully get out shortly.

Saw the crane at the back of the site this morning on my way in though. Looks small. Wonder how they're going to build this thing.
