Circuit need to fix their access first, with smal narrow roads from makati it's never going to be high end, 140k when there's rarely anything there is insane...

yes. i go to blue pitch in circuit makati every week and all the roads are narrow and the traffic is insane.

there's nothing worth noting in a 1 km radius. how is this 140k per sqm.

btw, the mall is a ghost town, even on weekends.

Saka ang dilim ng kalye leading to circuit city. We tried going there last night, sira lahat ng street light, i had to switch to high beam to see the road. Mahirap na baka may mabangga tayo dahil ang daming tao tumatawid kung saan saan plus pedicabs and jeepneys. Ghetto looking ang labas ng circuit no wonder nobody goes there, bad access, chaotic environment

How can they fix the roads? It is impossible. They can't just destroy the houses and make the roads wider.
The only "big" roads going there are Chino Roces ave. and JP. Rizal ave which are not really big and kind of narrow with endless traffic.

Circuit Makati will never be accessible due to this and will always be kind of isolated from the center of Makati.
Anyway it seems that this isn't a concern for a lot of people if Ayala can sell it for over 140k/sqm.

If such infra materializes, it will take at least 5 to 7 years for it to go online. Are you willing to pay that premium now just to have the coveted Makati address?

Not really. I'll prolly wait till either project (subway or expressway exit) completes, then when the real estate bubble bursts, then see if the property values become more realistic.

P230/k for Circuit Makati is overpriced and overvalued relative to premium developments in better locations.

I also won't pay for that current amount for a peripheral Makati address but the completion of subway projects and potential gentrification in the area will probably delay a property bubble. I think we are not yet there considering we are not yet near the peak of the Asian Financial crisis values in the 1990s plus we have to consider factors such as better infrastructure, incomes and inflation.
