The rental housing companies are currently designing their sites but these are not finalised.

That first new render from the station forecourt really makes me think how nice it would be to get a matching tower on the Woolworths plot. The last render from above though makes me wonder how many buyers on the south side will be asking long hard questions about the status of the Woolworth's site opposite. Were another tower or similar size to ever go up there a whole host of spectacular table mountain views would disappear. Then again, those Zero2One units would get some extra shade and save on aircon bills I suppose!

I wonder whether any clues about the future of the Woolworths site can be gleaned from anything the developers say when confronted by prospective buyers with questions about the prospects for Zero2One Table Mountain views mostly disappearing in the future. In the absence of the developers having secured the air rights over the Woolworths site, which I assume is immensely unlikely, I suppose the answer to such a question could only be that there are no known plans for development on that site at this time but that any Zero2One buyers just have to accept the risk and live with whatever happens in the future. - Julian |

FWJK have spoken to Woolworths and it seems they aren't willing to do anything there at this point.
Also, they looking to break ground here in September (which seems unlikely) but sales to investors are good and most has been sold off. There will also be good retail at ground/concourse level and will link to the old City of CT concourse (Old Mutual Centre one) across from the Strand Street concourse which was recently redeveloped. So we should get a full upgrade of that concourse area as well. Pedestrians should be helped as well with improved pedestrian access to the building from the Station/Strand Street side. |

It's going to be amazing (I hope). I'm really looking forward to the ground-level and underground retail and pedestrian improvements. Construction wise is there any possibility of some or all of the retail space going live before the building is complete or will health and safety considerations require too big an exclusion zone around the site to make that a possibility?
Crazy thought - I wonder whether Woolworths might be waiting for Zero2One retail space to be available and, when it is, temporarily relocate the store to leased space there, develop its own site opposite, and when that is ready move the store back to Woolworth-owned space. - Julian

"Green light for Cape Town skyscraper
The City of Cape Town has given the Zero2One Tower project the go-ahead after ruling in the developer's favour. FWJK Developments chief executive Dave Williams-Jones confirmed the decision, saying the land transfer process for the 44-storey building on the corner of Strand and Adderley streets had commenced." http://www.iolproperty.co.za/roller/...for_cape_town1

Since that article seemed intent in putting the affordability issue into context to the extent of almost drowning out the subject matter there is also another bit of potential affordability news today re the possibility of military land at Erf 81 being developed for affordable housing (https://www.iol.co.za/capeargus/news...dents-16188466). Maybe the city is considering all this as part of a bigger picture. - Julian

There's been a bit of disappointment expressed here about some of the later revisions/simplifications to the design but I must say that after watching this video I'm quite impressed. From the renders at least it seems to be quite effectively using different colour blocks to create a bit of visual interest and break up any monotony a bit. I'm looking forward to seeing the build get underway.

The design changes are more than likely as a result of consulation with various bodies including the City, Heritage Western Cape, CIBRA, etc. While its less radical I think it will age far better.
This should be getting going soon and should also see a major upgrade and increased utilisation of the underground mall Quote:

Zero2one will be launching soon
I just got an email from sales at FWJK and they said that they are in the process of getting financing for the development and that construction and sales could start in November at the earliest. So keep an eye on this tower.

Land Equity just revised their Zero2one webpage
ZERO-2-ONE TOWER
Situated on the most prominent corner (Adderley and Strand) of Cape Town’s CBD and directly adjacent to the Cape Town train station, Zero2One Tower has full planning approval for 43800m² . Land Equity acquired the site in 2016 from Old Mutual Properties and applied for planning consent for a 44x story mixed-use tower consisting of retail, parking and apartments. Land Equity has vendored its development rights into a JV co-development scheme and will retain certain sections in the completed building. Demolition and construction commence in October 2018 with completion in 33 months. PROJECT DETAILS Project Name: Zero-2-One Tower Date: July 2021 https://landequity.co.za/project/zero-2-one-tower/ ![]()

I think the design changes have been driven through the public participation process, whilst it isnt quite as excting as before I think it will age better

A bit of a "Professor Obvious" article about the running down of the Old Mutual Centre before construction closes it down but there is some very interesting stuff later on about the retail space...
Quote:
It might create an interesting dynamic with Woolworths since the two will I assume be pretty much facing off against each other across the lower level concourse area. For some reason I always find Strand Street tedious to cross at street level and tend to cut through Woolworths and the underground concourse level to get across so my route to and from the new PnP to shop is likely to be straight through Woolworths (except on Sundays of course … grrrr). Since the lower concourse is only covering the footprint of Zero2One then, if this PnP is a decent size and hopefully some expansion on the existing Picabel Arcade one, it plus Dis-chem is what - 75% or the space taken already by the two anchors or is that too optimistic? - Julian [Article source: https://www.capetowner.co.za/news/ol...-town-17516757 ]
