It's really hard to have more glass on the facade. It's a residential building, thus needs punctuated windows, few people like full glass curtain walls covering their entire room. Plus, this is Cape Town, our climate and lifestyle invariably calls for balconies. Balconies often mean not having continuous glass, as people do like some privacy. A commercial building can have lots of glass; residential buildings with balconies are seldom all glass.

It will be nicely bookmarked by The Vogue which will include a retail arcade that will stimulate retail activity on Prestwich Street (between Buitengracht and Bree) which will go from being a dark unwelcoming stretch to an active pedestrian environment

I hope the Vogue gets done soon, the whole side of the building pointing to the waterfront will just be a giant blank slab until something gets built there.

Actually from what I remember from the apartment plans the waterfront side of the building looks a lot like the bree street side. The Vogue will be slightly set back from 16 on Bree.
