I believe this Flats Amorsolo is the Makati dormitory project they are talking about here...

A: "We're building... uh... dormitories here... uh... in Makati. There's one that will be under construction, then there's two more... uh... in Bonifacio. This is basically just a response from the demand that we're seeing from office workers... uh... to be able to get closer... uh... to work 'no. We're also building one at the Intercon site primarily because we are not selling any of the flats (units). We wanted to optimize... uh... the GLA. We feel that the demand, given the location, would be strong in that particular area.

Hold on. All units will be rented out under ALIs ownership, hence no preselling? Sounds interesting to me. That explains the small size of the tower. No investment from public. Question is...how much will the rental rate be per sqm? Will there be assoc dues still?

This area was once the squatter colony that caught fire right across the Makati Medical Centre. Great location. The City Gate is nearby. The fire department and hospital ambulance next door! While the proposed subway station is only a few metres away.

If you frequent the area, you wouldn't really notice the river as there are no bad smells coming from it, whatsoever.

Most likely, these will be rented out by groups of individuals and not companies. Most companies are unwilling to bear the responsibility of being a sub-lessee as they have no control over what employees do within the units.

I wonder if Ayala Land in the long term will have another sector for this aside from ALP, Alveo, Avida, Amaia & Bellavita.. But by the looks of it, they're trying to find a way to build a low-cost development in a very prime area. Most likely, if this is not for sale, it will be leased or rented out directly under APMC (Ayala Property Management Corp.)

It was great for ALI to have noticed this opportunity market. Just sad for investors/owners that bought units with intention to rent out. I wonder what their rental rate will be vis a vis amenities/service to offer.

I'm guessing the current Flats don't have any of these.

Future ones may have some or all of them, possibly even under premium branding like, say, "Flats Premiere" or something like that.

2 double deck beds good for 4 occupants.
No idea si kuya with the rental rate
Target turnover is August.

A lot of their Avida projects are late by 2 years. Yet they managed to build this in slightly over a year? Makes one wonder if Ayala is using customers’ payments to fund their own rental income project.

Double whammy - delay delivery then constructed a competing project. Cant blame them, their priority is their bottom line!
