The Flats at Circuit Makati

Ayala Land planned to two dormitory-like buildings in Circuit Makati area. Based on the article (link below), each tower will have 300 rooms, both of which are targeted for completion by 2020 and will accommodate 2,400 people.



The predictive rent is at P5,500 to P6,000 per person per month for these flats. Up to 4 persons per unit.



Anyone here have more information on the exact location?



I wasn't sure if there is already an existing thread about this.

This is a tricky business to get into. Is Ayala going to rent them out on a per-bed basis? Even companies are very hesitant in providing accomodation to employees because of the potential liabilities and headaches to can cause.

Can this be something that's targeting also the influx of Chinese workers? I think they work with companies who pay for their rent.

Hope it isn't inside Circuit Makati though the article seems to suggest it is only close to it.

My colleague is sharing a studio with a stranger as bedspacer at the Jazz and this guy earns ~200K a month. Pretty sure a lot earns lower than that. So, this model will compete at the market for studio and potentially one bedroom even.

The location as well is compelling e.g Amorsolo then 2 more near Circuit.

If I earn ~200k net a month, I'd get my own unit. Or better yet, buy one. I wouldn't sacrifice privacy and comfort for economy. But that's me. Besides I don't earn that much.

I wonder if Ayala Land in the long term will have another sector for this aside from ALP, Alveo, Avida, Amaia & Bellavita.. But by the looks of it, they're trying to find a way to build a low-cost development in a very prime area. Most likely, if this is not for sale, it will be leased or rented out directly under APMC (Ayala Property Management Corp.)

^Most probably. The competitor and small players are already doing it; then researches point out to the same direction - the millenials are not going to buy their own condo anytime soon. They rather rent and spend most of their money to have a fun-filled lifestyle. Most BPO companies employ millenials and Gen X. Gen X had it worst when it comes to salaries and benefits. Its the Gen X time to enter the workforce when contractualization became the norm; they want to have their own property but cant afford it. Millenials actually earn more but they are more interested in travels, innovations, telecommuting than loyalty to their current job, property ownership, stability and so on. They can buy a condo if they want to but they prefer to rent and not have to worry about property ownership issues.

So there is a huge potential for cheap rentals, for the backpacking crowd, the young workforce whose motto is YOLO.

I've actually seen projects from another developer. Micro units called Urban Deca Tower.

^ yes. They have along EDSA near Shaw, Tondo Manila, Bacoor Cavite and Ortigas Extension (Cainta). That's their response to the 5M housing backlog aside from their cheap townhouses.

I hope they will not be like Globe Asiatique who became so famous and loved by the masses but hounded by loan anomalies.
