Indonesia's Bakrieland To Build US$355 MLN Residential Project


JAKARTA, Dec 22 Asia Pulse - PT Bakrieland Development Tbk (JSX:ELTY) will build a real estate project at Kuningan area, south Jakarta, starting early 2006 and is expected to finish it in 2011.

The residential property project, Rasuna Epicentrum, is estimated to cost around Rp3.5 trillion (US$355 million), said director of PT Bakrieland Development Tbk. Marudi Surachman on Thursday.

Rasuna Epicentrum will be constructed on a 44 hectare-land area and will consist of a Bakrie Tower, offices, a media walk, a TV studio and condominiums.

The budget for the project has been raised through a share issue worth Rp630 billion collected in November 2005, and pre-selling payments and joint ventures, said Surachman.

"Such a financing system is not expected to put too much burden on the company, and management prefers to avoid bank`s loans," he said.

The director said the company would develop residential property projects in the next five years, while still maintaining the development of city projects such as hotels and public resorts.

Bakrieland garap superblok Rp2 triliun

JAKARTA: PT Bakrieland Development Tbk segera memulai pengembangan proyek Rasuna Epicentrum Juli depan dengan pembangunan Bakrie Tower dan properti lifestyle dengan investasi sekitar Rp900 miliar.

Dua proyek properti ini akan menjadi bagian dari pengembangan kawasan superblok Rasuna Epicentrum yang direncanakan dibangun secara bertahap selama sepuluh tahun ke depan dengan total investasi sekitar Rp2 triliun.

Superblok Rasuna Epicentrum sendiri merupakan proyek konsep baru dari pengembang itu dalam melanjutkan pengembangan kawasan Taman Rasuna pascapembelian lahan tambahan seluas 12 hektare dari Bank Bumiputera pada akhir tahun lalu.

Direktur Utama Bakrieland Marudi Surachman mengatakan untuk pengembangan tahap pertama akan dibangun Bakrie Tower 48 lantai bersama dengan proyek lifestyle dengan investasi masing-masing Rp600 miliar dan Rp300 miliar.

Menurut dia, proyek ini menjadi bagian dari proyek terintegrasi dalam konsep superblok untuk melanjutkan pengembangan kawasan Taman Rasuna yang telah ada seluas 32,7 ha.

"Rasuna Epicentrum ditujukan untuk menjadi sebuah tempat di Jakarta, di mana orang datang dan tinggal untuk menikmati kesuksesannya dalam gaya hidup yang berkualitas," katanya di sela-sela peluncuran logo baru proyek tersebut di Jakarta, kemarin.

Dia mengatakan pasca-dibelinya lahan tambahan 12 ha menjadikan pengembangan kawasan Taman Rasuna menjadi lebih cerah, sehingga perusahaan memutuskan memperbesar desain dan skala proyek.

Sementara itu, konsultan Proyek Rasuna Epicentrum M. Ridwan Kamil mengatakan proyek ini didesain menjadi proyek superblok terbaik di Indonesia dengan rancangan kawasan yang lebih menyeluruh dan berorientasi masa depan.

Marudi mengatakan dengan diluncurkan proyek itu maka dalam lima tahun ke depan kegiatan perusahaan akan lebih fokus kepada proyek Rasuna Epicentrum.

Di antara proyek yang akan dikembangkan a.l. gedung perkantoran, kondominium, taman, lifestyle, pusat hiburan, gedung konser sekelas pertunjukan orkestra, proyek wisata kanal yang akan digabungkan dengan proyek yang sudah ada yaitu apartemen Taman Rasuna, Pasar Festival, Aston Rasuna Residence, Rasuna Office Park, dan Klub Rasuna.

Menurut dia, perusahaan secara serius akan mendedikasikan potensi yang ada untuk menyelesaikan proyek terbesar bagi perusahaan itu.

Dirut Bakrieland mengatakan proyek tahap pertama akan selesai dalam dua tahun mendatang, sehingga pada 2008 sudah akan selesai sejumlah proyek a.l. renovasi Pasar Festival, Epicentrum Media Walk & Lifestyle Center, Bakrie Tower, Condominium tahap I.

I'll try to find some information as to whether the new Bakrie Tower will be using a differnet design from the old one, cos the locations are different. If I'm not mistaken , Bakrie Group sold the old Bakrie Tower land, and is now building a new 'Bakrie tower' within the Rasuna Epicentrum complex.
Does any one have any information on this?

Bakrie launches major new development



PT Bakrie Development Tbk is planning to develop an integrated business district on 44.7 hectares of land in Kuningan, South Jakarta.

The company's president, Marudi Surachman, said in Jakarta on Wednesday that the development of the business district, to be called the Rasuna Epicentrum, would commence in July this year, and would cost some Rp 2 trillion (about US$210.5 million).

He said that the project would be developed in stages and would be completed within eight to 10 years, with the first projects to be built including an office tower and two apartment buildings, as well as the support infrastructure.

He said that most of the 50,000-square-meter office tower would be occupied by Bakrie Group businesses, leaving only 10,000 square meters to be sold commercially.

Marudi estimated that the office tower would cost some Rp 600 billion and the two apartment buildings about Rp 300 billion.

He explained that the company would finance the project with Rp 635 billion in fresh capital from the recent issuance of rights shares, and with the proceeds of apartment pre-sales, which would cover 20 percent of the total investment.

The business district would greatly expand the existing Kuningan business area, which includes the Taman Rasuna Apartments, Pasar Festival, Aston Rasuna Residences, Rasuna Office Park and Club Rasuna.

The Kuningan business area on Jl. HR Rasuna Said accounts for 23 percent of Jakarta's central business district, while Jl. Sudirman and Jl. MH Thamrin account for 61 percent, and Jl. Gatot Subroto 16 percent.

Last year, five large projects supplied some 112,000 square meters of new office space. Among the new office buildings opened in 2005 were Plaza Asia Sudirman on Jl. Sudirman, and Menara Nusa and Menara Kuningan on Jl. HR Rasuna Said.(06)

Bakrie Bangun Kawasan Terpadu Rasuna Epicentrum

PT Bakrieland Development Tbk akan membangun kawasan terpadu Rasuna Epicentrum seluas 44,7 hektar yang ditargetkan selesai dalam 10-15 tahun mendatang.

Dirut PT Bakrieland Development Tbk Marudi Surachman di Jakarta, Rabu, menjelaskan pembangunan Rasuna Epicentrum kawasan terpadu yang terletak di kawasan Kuningan, Jakarta itu akan dilakukan secara bertahap dan pembangunannya dimulai Juli 2006.

"Tahap pertama akan dibangun Bakrie Tower dan dua menara apartemen yang diperkirakan memakan waktu delapan tahun, serta infrastrukturnya," ujar Marudi.

Ia memperkirakan pembangunan tahap pertama itu akan membutuhkan dana sekitar Rp 2 triliun, di antaranya pembangunan gedung perkantoran Bakrie Tower menelan biaya sekitar Rp 600 miliar dan dua menara apartemen sekitar Rp 300 miliar.

Pembiayaan proyek, kata dia, diperoleh dari rights issue (penjualan saham) yang telah dilakukan beberapa waktu lalu dan menghasilkan dana sekitar Rp 635 miliar dan pre sale apartemen sebesar 20 %.

"Sementara ini kami belum bekerjasama dengan investor lain, tapi tidak tertutup kemungkinan pada proyek lainnya di Rasuna Epicentrum ini juga mengundang investor," ujar Marudi.

Menanggapi pertanyaan mengapa tahap pertama yang dibangun Menara Bakrie, Marudi mengatakan pembangunan perkantoran tersebut seluas 50 ribu meter persegi dan sebagian besar akan diisi perusahaan Grup Bakrie yang masih tersebar, sehingga hanya sekitar 10 ribu meter persegi yang akan dilepas ke luar.

Ditambahkan Arsitek Rasuna Epicentrum, M Ridwan Kamil, setelah pembangunan tahap pertama selesai, akan dilanjutkan dengan pembangunan studio ANTV, serta concert hall, dan apartemen.

Saat ini di kawasan tersebut sudah berdiri Apartemen Rasuna, Pasar Festival, Aston Rasuna Residence, Rasuna Office Park, dan Club Rasuna.

Sementara itu, Guru Besar Arsitektur ITB Prof Dr Ir Moh Danisworo MUP mengatakan tren kota-kota besar dan maju dunia saat ini memang membangun superblok atau kawasan terpadu yang biasanya membutuhkan pembangunan yang cukup lama sampai 25 tahun.

"Tren yang ada sekarang justru pembangunan super blok yang kecil tapi compact dan padat serta berbasis klaster dengan luas sekitar 10 hektar saja," ujarnya.

Ia berharap Rasuna Epicentrum bisa menjadi kawasan terpadu yang lengkap, tertata, dan terencana sehingga menjadi tonggak bagi pengembangan dan penyempurnaan tata kota Jakarta. (ant)
