My tip for the construction start of the second tower is the middle of 2007. The developer made the approvals smart, so it´s just a matter of appartment sales, well, the first tower appartments are almost sold

All these Bratislava projects are 1st world class, architectonically it's really high-quality. But most I'm surprised of is how many buildings and especially high-rises are u/c or planned in Bratislava. I think Bratislava in few years can compete even with Warsaw or similar cities in terms of number and density of highrisers.

not all highrise especially residentials are top class. i dont like Dominant and Universo.

Bratislavas problem is, that higrises are all over city. But i hope nice cluster will be situated near Apollo bridge and will be created with Eurovea towers, Tower 115, two J&T towers and preparing 33f Kosicka-Chalupkova tower.

How much are prices of building lots / buildings / appartments in Bratislava being pushed up by foreigners (I think proximity od Vienna makes them very attractive) ? How is impact of such estate operations on the buying power of locals ?

Here´ s what is my personal opinion. First, foreigners are not allowed to buy directly building plots and the land yet, it means they could not be direct owners. It´s different in respect to the buildings/office spaces abd apartments. Well, sure there is some percentage, Brits, Austrians and other nationalities are buying appartments, but from the press news are in general about 95 % of e.g. appartments in local hands.

Administrative offices are constructing mostly local companies, later on they often sell the new building to the international developer. Sometimes it is more advantegous for a company to have a seat in Bratislava, because of the lower office leasing costs, comparable to Vienna.

And yes, Bratislava has a very good location. Plots and appartments in the center are expensive for an average local, but people often sell, or rent their appartment and get a mortgage, or buy a family house in many sattellite villages around Bratislava.
So foreigners buy appartments, but definitely not in a large scale. Therefore the impact of let´s say real estate operations by international companies on a purchase power of local is not that important, although might increase in the future.

BRATISLAVA 3. októbra (SITA) - Tri 24-poschodové veže, ktoré na Bajkalskej ulici v Bratislave začali stavať v auguste tohto roka, plánujú dokončiť v novembri 2009, podľa predsedu predstavenstva spoločnosti Cresco Group Štefana Beleša by ich však mohli dostavať už koncom roka 2008.

Ako Beleš ďalej informoval na dnešnej tlačovej besede, s nápadom vybudovať výškové budovy s tzv. rezidenčným bývaním v Bratislave prišli pred približne štyrmi rokmi, s výstavbou začali po nadviazaní spolupráce s írskou spoločnosťou Quinlan Private Golub. "Už teraz môžeme povedať, že sa nám nápad osvedčil, po piatich mesiacoch od spustenia predaja bytov sme vypredali takmer celú jednu z veží," skonštatoval Beleš. V komplexe v spodnej časti prepojených troch elipsovitých veží bude spolu 633 bytov. Stáť budú na štvorposchodovom bloku s nákupnou pasážou, reštauráciou, v podzemí bude garáž s takmer 840 parkovacími miestami. Budovy s výškou 73 metrov budú stavať súčasne, investorom projektu je TRICORP Development.

Podporu projektu na dnešnej tlačovej besede vyjadrili aj bratislavský primátor Andrej Ďurkovský, starosta mestskej časti Nové Mesto Richard Frimmel a hlavný architekt Bratislavy Štefan Šlachta. Podľa Ďurkovského má výstavba troch veží plnú podporu mesta, keďže "nejde o projekt šitý horúcou ihlou, čo dokazuje aj architektúra budov." Dodal, že stavba potrebuje ešte doriešiť dopravné napojenie, pomôcť by malo mesto i mestská časť. Architektúru veží vyzdvihol aj Šlachta. "Nevstúpia do panorámy mesta agresívne, ako architekt som s nimi spokojný," povedal Šlachta. Frimmel doplnil, že projekt zapadá do rozvojových aktivít Nového Mesta, podľa neho zapadá do platného i ešte neschváleného nového územného plánu Bratislavy.

Shortly in english: construction end is according to plan november 2009, but now developer is saying it can be finished in december 2008. All three towers will be built simultaneously.

status: nove SAD zastavky su hotove. stare sa demoluju, a rozbija sa povodny asfaltovy povrch na celom stavenisku

Je to rozlohou dosť veľká budova, takže na tých 837 parkovacích miest by jedno podzemné podlažie malo stačiť.

Parkovanie bude v 1PP a NP2-4, takze v tom je ten figel. Jasne, ze jedno podlazie by nestacilo. Ziadne strachy

The praking will be situated in the basement as well as floors 2 to 4. No worries

Great thing is, that developer decided to construct all three towers simultaneously.

Je super, že sa developer rozhodol začať stavať všteky tri veže naraz.
