#PROJECT: PORTO DUBAI (UMM SUQEIM)

Zabeel starts work on Porto Dubai island
CONSTRUCTION UAE
16 Mar 2007
Construction work has started on another offshore development in Dubai. Promoted by Zabeel Investments, Porto Dubai is the latest in a string of offshore islands to be developed in the emirate.

The 450,000-square-metre mixed-use development will comprise residential, commercial and hospitality buildings built on existing and reclaimed land in the Umm Sequim area. Netherlands-based Royal Boskalis Westminster has begun reclamation works which involve the dredging of about 3 million cubic metres of material.

The local Asteco Devel- opment Management is the project manager. Local real estate developer Nakheel is handling the dredging works.

Zabeel starts Jumeirah project
Staff Report

Dubai: Zabeel Investments has begun work on a new 4.5 million square foot coastal development on Jumeirah Beach in Umm Suqeim, a company statement said.

"The unique mixed-use development will comprise residential, commercial and hospitality facilities reflecting a beachfront lifestyle," it said.

Located on the prestigious stretch in Umm Suqeim, the development will cover both existing and reclaimed land and will overlook the Burj Al Arab located just down the coast.

"We are in the early stages of this development and will shortly announce details of the project when finalised," Mohammad Ali Al Hashimi, executive chairman of Zabeel Investments, said.

"We have appointed a renowned master planner and architect who is putting together final touches to plans that will be one of the best that Dubai has seen."

The development will add to the existing beachside environment, which is synonymous with new developments in the UAE.

"The new project will further extend Dubai's coastline and provide additional opportunities for the beachfront lifestyle," Hash-imi said.

Zabeel Investments has interests spanning private equity and asset management in the GCC and other markets. Its first project, Tiara Residence, is under construction on the Palm Jumeirah island.

Jumeirah Beach may be closed from next week

ANJANA SANKAR AND VESELA TODOROVA NEWS REPORTERS

A mystery behind the fencing of Jumeirah Open Beach has been solved after it was reported a property development is to take shape at the popular spot.
Joggers who found scaffolding around the beach early this week reported being told the area will be closed to the public from next week because of a new coastline property to be built by Zabeel Investments.

The beach is one of the greatest attractions of Dubai for tourists and residents alike. Zabeel Investments confirmed it is building a new coastal development off Umm Suqeim along Jumeirah Beach. The project will comprise residential, commercial and hospitality facilities, reflecting a beachfront lifestyle.

“Located on the prestigious stretch in Umm Suqeim, the development will cover both existing and reclaimed land and will overlook the Burj Al Arab which is just down the coast.

“The development will add to the existing beachside environment. The new project will further extend Dubai’s coastline and provide additional opportunities for a beachfront lifestyle,” said Mohammed Ali Al Hashimi, Executive Chairman of Zabeel Investments.

Refusing to reveal details about the project, he said: “We are in the early stages of this development and will shortly announce details of the project when it’s finalised.” Upon visiting the beach, Emirates Today found a 17-km iron fencing is being built along the beach stretching from Burj Al Arab to Port Rashid.

A worker who declined to reveal his name said: “We don’t know whether the beach is being fenced off to facilitate the new construction along the coastline, but we are also making gates that will allow access to the beach.” It was also said, though not officially confirmed, that the fence is being built to restrict entry to the beach through tickets.

The contracting company building the fence said it has no idea what, if any, construction project is being built on the beachfront.

“We have received the contract to construct a fence. Beyond that we have no clue,” said an official from PHD Modular Access, the company executing the contract.

from the 7days:

SAVE OUR BEACH

A group of Dubai residents yesterday launched a campaign to save one of Dubai’s best loved stretches of shoreline. The announcement came as workers continued to erect scaffolding and fencing blocking a large section of Umm Suqeim’s open beach and sea from view. “The beach is the reason I live in Dubai, this isn’t fair,” said one irate sun worshipper yesterday, who has been left furious by the fencing being built in the area.

Developers Zabeel Investments say their development will take up 4.5 million square feet of land. The area will be for “residential, commercial and hospitality facilities reflecting a beachfront lifestyle” according to the company. A group of residents have now launched the ‘Save Jumeirah beach’ campaign and appealed for others to join them.

One of the campaigners added: “If you are unhappy with this news email us at SaveJumeirahBeach.” Residents living in Umm Suqeim were furious when scaffolding began to be put up over the weekend – eventually blocking their picturesque views of the sea and beach.

A French expat told 7DAYS: “We were not told anything about this construction going on here. Some of us have paid dhs400,000 a year to rent villas facing the sea and now we’re going to get a full view of a construction site for the next few years.” Another said: “What is left for us now? Where will it end - when there isn’t a public beach left in the city?”

The developers said in a statement: “We have appointed a renowned master planner and architect who is putting together final touches to plans that will be one of the best that Dubai has seen.” It was not clear how long the project would take to complete and how much beach would be lost to the public.

If he can afford 400,000dh per annum there are plenty of other options.......
On another point, Dubai resident do not pay tax and as such have no say in how money is spent. Forget the save the beach campaign. This is progress Dubai style.

family beach

My understanding is the mixed use development is contained within the box. The area betwen the box and the Burj al Arab is to be turned into a family only beach. (open to the public). It is this area that is being closed off at present.

Jumeirah beach work stopped after Mohammad order
Gulf News Report

Workers construct a wall on Jumeirah beach close to Burj Al Arab. The wall will be removed following an order by Shaikh Mohammad to stop the construction work.

Dubai: Construction work on a stretch of Jumeirah beach near Burj Al Arab was stopped yesterday upon the orders of His Highness Shaikh Mohammad Bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, Gulf News has learnt.

The good news came last night when Shaikh Mohammad instructed Dubai Municipality to stop the construction work immediately and remove the boundary wall erected to cordon off the beach for a construction project.

The beach should be left open for the public, the municipality was told. A major part of the Jumeirah beach in Umm Suqeim near Burj Al Arab was blocked by the developer for construction work earlier this month.

Denied access

The project led to complaints by property owners and residents who asked authorities to look into the matter.

They said they were being denied access to one of the most popular beaches in the city.

Good news. Always developers think about themselves only - they think that money is life. Thanks to His Highness Shaikh Mohammad Bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai.

Best news I have heard all year. About time they gave something back to the public.

Finally! Everyone should be ecstatic that Dubai's best beach belongs to the public again.

Great news! This is the kind of move that will really give confidence to those people who believe in the future of the country. Amongst all the 'private' developments, it is imperative to leave access to the sea for the public in some areas!
