Approved: Barwa City

New township to ease Qatar’s housing crisis

Published: Sunday, 29 April, 2007, 08:29 AM Doha Time

A NEW township, with around 6,000 residential units, is to be established on the outskirts of Doha, to ease Qatar’s acute housing crisis.
The QR4.89bn township at Dhahiya will be built by Barwa Real Estate Company.

Work is to start “immediately” on the township, to be called Barwa City, and is due to be completed by 2010, officials said.

Barwa has already signed a contract with Germany’s Bilfinger Berger company to build the township.

Barwa City will be located to the south of Mesameer Street that connects Doha city to the Salwa Industrial Area.

The area of the township will be 2.7mn sq m and is designed to be in the shape of a rectangle, 1.5km long, and 1.8km wide.
Maunsell Aecom has created the design of Barwa City “to meet the visionary approach and promise of Barwa Real Estate Company to continue to create tangible solutions for all residents of Qatar in terms of high standard housing, work environment and living criteria,” an official said.
The project is to be completed in 36 months, starting from May 2007 to May 2010.

The first phase includes constructing 5,968 residential units that have the capacity to accommodate around 25,000 people. There will be one-, two- and three-bedroom apartments.

The buildings will be located in two areas, each area will be served and surrounded by facilities like mosques, gymnasiums, shops, banks and a multi-purpose social hall.

The second phase will concentrate on major facilities that will serve Barwa City. This will include seven schools, a 200-bed hospital, restaurants, cafes, nurseries, banks, commercial complexes and shops.

The second phase will contain 2,144 more residential units, including 104 villas, that will have the capacity to accommodate 10,000 people.
“Barwa City is an expression of the company’s vision to deliver the best housing solutions”, said Ghanim bin Saad al-Saad, the chairman and managing director of Barwa.

“It will also stand as a construction landmark for Qatar’s future as the project implements the basic strategies of Barwa to develop the open plots of lands turning it into huge residential and business solutions without any damage to the natural and cultural environment”.

The project would be of high quality, with centralised gas connection, satellite TV, Internet and central cooling.

It would contribute to the governmental efforts “to provide sufficient housing and create modern architectural designs that added extra value to the development of the country,” he said.

It was also meant to create an environment for businessmen and investors from the public and private sectors to take similar steps in the state, he added.

Barwa said a survey had found that there was an estimated shortage of 40,000 housing units in the country now. Barwa would supply 30,000 of these.
