where's that street ? map ?
how much office/residential space is there ?
do you have any idea of plot ratios/height limits ?
if its all residential expect about 75-85m
though parking floors are small so that would take some height off...
office accomodation could mean just 1 floor of commercial space....

Great news! Where exactly will this be, on the corner of Franklin Street, the corner of Waymouth Street or somewhere in between?

I doubt it'll be 100m though - that's over 4m per floor.

That PDF lists the cost as $10m... can't be right!

Kinda looks like it's in the middle of this street. Should be tall enough to make quite an impact on the skyline though. IIFC the posi is to the left of santos if viewed from the south of the city.

Pikey: That Whereis link just gives the map as a red X for me



I presume it's on the east side of the street. For interstaters: Santos House is on the SW corner of King William Street (one that goes to Victoria Square) and Currie Street (goes through Light Sq then changes name to Grenfell at King William St).

Basically this building, depending on the mix of office and residential, with a height between 75-90m, will stand out nicely on the skyline when viewed from the south. Should bulk that side of the skyline a bit!

you would expect atleast $30m unless its very very thin? or very stingy...

Maybe the purchase of the land was $10m, or the first part of the dev. is $10m.

Wicked ! Good find pikey....you had to bloody scroll through 13 PDF slides to get to it !!

Best case
- 24 levels of mostly offices, some residential
- sits on a podium which is about 3-4 floors high
- 24 levels does not include underground carpark levels
- has some rooftop spire/feature
- has high floor to ceiling heights
= Maybe 105m to roof, 120m with spire/feature?

Worst case

- 24 levels of mostly residential
- standard floor to ceiling heights
- no podium
- 24 levels INCLUDES underground levels
- no rooftop spire/feature
= 70m to roof ?

My guess is a mixture of both 'Best' and 'Worst' case so I'll go with an 87.5 metre tower to roof ! Our 4th tallest CBD tower?

You must also remember that retail floors can be over 5m high. Office floors also usually vary between 4-4.5m high, and mechanical floors are about 2-2.5m high. I've know of some ressie towers where each floor is 3.5m high, but thats the most. Some of you probably already know this.

One good example to look at when dealing with mixed-use buildings is Riparian Plaza.

I walk through that street every single day. What i can tell you is about half the street is taken up by Franklin central apartments, which is a long stretching low rise apartment building. then on the corner you have the rendezvous (however it's spelt, i'm drunk i have an excuse) hotel, so in the middle is about right. very exciting stuff i'm assuming it'll be about 80m tall

On the other side is a heritage looking building, an empty block used as a car park and some other crappy looking semi abandoned building...... mmmm

wow , great find Pikey! ill ask developer this week for height stats if you want? I think it will be approx 90m! Its definatley going to change Adeialdes skyline , so this is great news!
lets hope it paves way for more development!

I'm bored and snooping:

The ACC pdf lists the developer as Bentham Management P/L, which according to the ASIC database, is based in St. Kilda, Vic.

So I did a search for just "Bentham" and there's a big list of results, including of note:
16 Bentham Street P/L - the address of this development, registered in Parkside SA.

There's also a group of deregistered businesses, including
The Bentham Apartments
Bentham Real Estate
Bentham Constructions P/L
Bentham House

But of note, there's also a business listed called 25 Bentham Street P/L, also registered in Parkside... another development... or me bullshitting?

well got the height!!!! i contacted ACC and chatted to town planner. He had plans in front of him, so striaght from horses mouth!
well it will have a ground floor of retail,
1st floor will be offices
next 24 levels will be residential
total-26 above grd.

Height to roof-80m
height to LMR-84.5m
So not quite 90m but getting there!
he also added the DA is going well and planning offices dont mind its height and location.
The developer has indicated they think market is good and want to start sell asap!!! So maybe some action towards end of year!
So this is great news!
It will be the tallest apartment block in SA!
Does anyone know what it looks like?

I just contacted the Architecht via email to get some details and renders. THis is very cool news, 26 levels!!!

Did he have any other goss for us skyscraper freaks cul???

Oh yeah the title of this thread should be changed to 26 levels instead of 24!!!
